The property occupies a lovely secluded location on the island’s south coast. The property also includes ownership of ‘Eilean Dubh’ an island in the bay which extends to some two acres and has a small sandy beach. Normal access to the property is by a half-mile long track from the island’s B8070 road. An obvious means of alternative access would be by boat. Coll is a small Inner Hebridean island, just 13 miles long and 3 miles wide, supporting a population of around 200. It has numerous white sandy beaches and beautiful turquoise water. The island is sprinkled with historic sites, rare wildlife and a diverse plant life. In the summer the ‘Machair’ - Gaelic for the flat grassy land behind the sand-dunes- is home to an abundance of species including orchids, thyme and wild pansies. Traditional farming methods and the enriching effects of windblown sand also sustain a wide variety of insects and birds including the rare Corncrake. The nearby village of Arinagour supports a well stocked general store plus a post office, hotel, café/restaurant, craft and pottery shop, petrol station, church and a primary school. Description The property comprises a two bedroom former croft house, with kitchen, living area, study, bathroom and porch. Externally around the croft house there are a number of associated outbuildings that currently provide extensive storage and the largest of these, which forms a drive in garage area and workshop has full planning permission (reference number PP99/00495/BNAGRI). The massing of the outbuildings around the property may provide scope for a carefully considered new design for the whole site. Away from the immediate croft-house there is a tidal harbour and up from the shore is a stone shelter which could serve as a boathouse in future. Nearby, further up from the shore are several other old roofless croft houses that offer excellent potential for development. Most have original stonework in excellent condition. Access to the property is via a turf track from the single track road running between the main village on the island, Arinagour, and the airport. Both are approximately 2.5 miles distant. Arinagour is served with a regular Calmac ferry service from Oban and links to Tiree and Barra. The airport has regular scheduled flights to both Oban and Tiree airports. There is sufficient space and clearance on the estate for a helicopter to land by the main house. The private harbour is tidal but offers the opportunity to travel direct from Oban or elsewhere on the west coast of Scotland. From the house, island and shoreline there are expansive views to the south towards the Treshnish Isles, Mull and Iona with Jura being visible on a clear day. The private island comprises approximately 2 acres out of the full 48 and is accessible either by boat or by foot at low tide across beautifully clean silvery sand. The bay was formerly tested by the current owners to grow oysters but the waters are too clear and clean to make this viable. Around the bay extensive nesting birdlife is to be found including hen harriers, oystercatchers and geese. Seals are normally found around the bay while dolphins and whales are often seen offshore. Further off shore fishing boats, ferries, yachts and other shipping can be watched as they weave between the various islands.
