Guests – Property will be listed on AirBnB and possibly Stayz. Potential guests will go through these websites for enquiry. Beck & Call Property Group, of which the owner, Rebecca Gulvin is the Director will vet these requests by; 1. Checking all reviews of the guest 2. Confirming ages and reason for stay 3. Checking that they are non-smokers 4. Confirm their reason for visit 5. Confirm numbers of guests, maximum in the property is 6.

The reservation will then be accepted or rejected depending on the decision of Beck & Call Property Group. Payment is via the website. All communication with the guest is via the website - we also have access to the guests phone number in case of changes/emergency issues. The guests are supplied the attached Locality Guide & Guest Guidelines, inclusive of behaviour/noise. Please review. Complaints Management - The property is located beside a church, with a park and hall across the road. There are only neighbours to one side and rear. These neighbours have the owners contact number, but will also be informed of the short term management plan, in writing if approved. They will absolutely be able to contact the owner Rebecca if there are any issues with behaviour or noise. We will request for complaints in writing, so they are easily tracked and dates/times are recorded, as are actions taken.

Security of guests, residents and visitors;  The doors and windows have locks.  There is a gate that can be padlocked.  There is also a monitored alarm.

King Street, Perth Is located at the west end of the Central Business District and is known for its for exclusive shopping close to the historic His Majesty’s Theatre. James and Lake Streets, Northbridge Ethnically diverse nightlife district of Perth that is best discovered during the day. Great place to people watch and try food from many different parts of the world. Parking can be difficult at night and on the weekends so try the car park at the corner of Lake and James Streets. Many, many different food halls and restaurants. For ice creams and desserts try Valentino’s at the corner of Lake and James Streets. The Re-Store and European Foods are especially

BEACHES The Department of Sport and Recreation has produced a guide to Perth’s beaches in association with the Surf Lifesaving Association of Australia. This is how our beaches rate:

 Mullaloo - a very safe family beach. Small offshore break can develop with onshore winds.

 Trigg Island through to Sorrento - (includes Mettams Pool, Hamersley Pool, North Beach, Waterman and Marmion) - the small bays in this area are very safe provided inexperienced swimmers and children do not venture past the reef line.

 Trigg Island Beach - an excellent surf beach. Can be dangerous for inexperienced swimmers and children. Biggest danger near the blowhole where a permanent rip exists along the southern edge of the rocks. Stay right away from this area. Rips can develop at a moment’s notice during strong onshore winds.

 Scarborough - a good surfing beach but dangerous for children and inexperienced swimmers when the surf is rough. Permanent rips exist at the southern end near Brighton Road and in the centre opposite Scarborough Beach Road. Other rips can develop suddenly with strong onshore winds and large swells.

 Floreat - normally very safe. A small shore break can develop.

 City Beach - very safe on calm days. The shore break can be dangerous for small children and inexperienced swimmers, causing spinal injuries by dumping the unwary.

 Swanbourne - reasonably safe with the biggest danger being the shore break which can develop with strong onshore winds. Also a nudist beach.

 North Cottesloe - reasonably safe. The reefs in this area can be dangerous when the surf is choppy. Strong undertows can develop between the reefs.

 Vera View, North Cottesloe - dog beach all of winter but restricted hours (9.00 am to 4.00 pm no dogs) November to March. Small surf breaks, some rocks.

 Cottesloe - very safe. A small surf breaks near the pylon. Biggest danger is the rocks when strong onshore winds make the water choppy. A strong rip can develop along the northern side of the groyne. Leighton - similar to Port with generally larger surf. Normally safe but rips can develop as onshore winds increase.

DISHWASHER Power on the left then make selection. To open the door once it is finished turn power off on the left.

GLASS SLIDING DOORS Open from right to left and close from left to right. It should be a ‘one finger gliding operation’. You should not have to pull.

FLYSCREEN/ DOGGY DOOR There is a magnetic door screen in the cupboard in the shed.

MICROWAVE DOOR Pull out and up.

BINS Please put out every Tuesday night for 6am pickup on Wednesdays. Green weekly, yellow (recycling – paper, plastic, bottles) every 2 weeks.

ALARM To unarm 1268. To arm – press and hold ‘AWAY’ until it beeps a couple of times.

UTILITY CONNECTIONS The gas and electricity are connected. If you do receive any correspondence from Synergy (electricity) or Alinta (gas) please advise us immediately, (it may be addressed to Executive Step or Rebecca Gulvin.) Please forward this on to us as it may affect the connections.

CHURCH The bells ring every Sunday at 9am. Other than that there may be weddings and funerals during your stay.

HALL

Bingo every Wednesday and Friday night. It has occasional functions that are to be attended by security and the music off and the people dispersed from the car parks etc by 12.

WASHING MACHINE Normal washing is on the left. Push knob in to make selection and pull out to start. Please ensure to use pillow and mattress protectors. Any problems with any items - please let us know.

KEYS and FOBS You will be provided with adequate keys and fobs as required. Damage or loss will be at your cost. We hold spare keys for this property at our office. Please call us if you need to use them.

TELEPHONE AND INTERNET ACCESS There are telephone access points in the apartments. Connection with providers will be at the occupant’s expense.

CARE AND USE OF THE AIR-CONDITIONERS Please be mindful of the power usage for the air conditioners. Ideally they are run at 23/24c and only in operation when you are in residence. Once the air-conditioner is switched on, rooms will cool relatively quickly so it is best that the air-conditioner is turned off whilst you are not in the property. Ideally the filters are cleaned regularly. Please check if this may be a problem before we send out for maintenance as this can be costly.

CARE AND DAMAGE REPORTING It is expected all due care will be taken whilst you are in residence. Please report any faults or accidental damage promptly so we can arrange repair or replacement as soon as possible.

GUEST BEHAVIOUR Guests must not create noise which is offensive to neighbours, especially between 10pm- 8am and during arrival and departure at any time throughout the occupancy. Offensive noise is prohibited and may result in eviction, loss of paid rental funds and/or extra charges for expenses incurred by the owner in direct relation to the management of the behaviour.

MISCELLANEOUS Gardener will come every 3 weeks to mow lawns at the front. The garden and lawn is reticulated. The small light on the wall at the top of the stairs does not operate. The corner shops on Albert Street are very good. Coles on Fitzgerald Street North Perth or Woolworths on Scarborough Beach Road at ‘the Mezz’ in Mount Hawthorn are the closest larger supermarkets. Kmart and Target etc are at Westfield Innaloo on Scarborough Beach Road about 15 minutes drive.

CLEANING OF THE PROPERTY Please note this is not a serviced property: You are responsible for maintaining the house in a clean and tidy state during your stay.

Professional cleaning is completed between tenants, but upon your departure the house should still be left in a clean and tidy state. This includes:  All rubbish must be removed – if additional rubbish removal is required a separate charge will be incurred.  All foodstuff (fresh, dry, plus any unopened groceries) must not be left in the apartment  Fridge must be wiped out (obvious food scraps removed)  Please pack dishwasher with dirty dishes and turn on  Toilets must be left in clean state  Bathrooms must be left in clean state An additional charge for cleaning will apply if the apartment is left in an un-acceptable condition or items are damaged. Please ensure that all breakages are replaced to the same standard of item/s.
