The desk study and site inspection forms Phase I of the assessment and allows the formulation of the geotechnical and geo-environmental settings. A future Phase II assessment would comprise an intrusive ground investigation and associated laboratory testing. At this stage the proposed development is expected to comprise 2-3 storey housing and apartments with gardens and landscaping. This desk study appraisal is intended to provide information that will assist decision making by identifying and recommending solutions to ground engineering and contamination issues. GRM standard limitations of reporting are provided on the back cover of this report. Potential Geotechnical/General Hazard(s) reported by the Client include: None. Potential Contamination Source(s) communicated by the Client include: None. 1.2 OBJECTIVES OF THE DESK STUDY The principal aims of the Desk Study were as follows: a) Obtain information, from easily accessible sources, about the soil and groundwater conditions within the area of the site. b) Determine the potential ground-related geotechnical and contamination hazards within the site boundaries that may affect the proposed development. c) Provide recommendations for a Phase II ground investigation. d) Provide preliminary development recommendations. Other technical references used throughout this document are detailed in the text. 2.2 SITE DESCRIPTION 2.2.1 Geographical Setting The site is situated to the north west of Nottingham, approximately 1km east of J26 of the M1, and covers an overall area of approximately 6 hectares. The National Grid Reference (NGR) for the approximate centre of the site is SK525 440. A location plan is provided in Appendix A. For ease of description, the development has been split into three areas as follows; Area 1 (1.45 hectare), Area 2 (1.62 hectare) and Area 3 (2.8 hectare), which at this stage are all to be residential developments. A plan showing the respective areas is presented in Appendix B. The whole development site is presently open ground, with the three individual areas separated by partially wooded areas. GRM/P4461/DS.3 3 GRM Area 1 The northern boundary is formed by a small mixed wooded area beyond which is an area of hardstanding. The western boundary, which is heavily vegetated with trees and shrubs, is formed by Low Wood Road (A6002). The southern boundary is formed by a small track, beyond which is Area 2. The area around the track contains numerous trees and shrubs. The eastern boundary is formed by a footpath, beyond which are the wooden fences/wall of the adjacent gardens of residential properties. Area 2 The northern boundary is partly formed by Area 1. The remaining portion of the northern boundary is formed by a stream and mixed wooded area, which is not part of the overall development. The western boundary is heavily vegetated with trees and shrubs, and is formed by Low Wood Road (A6002). The southern boundary is heavily vegetated including trees, shrubs and an area of brambles. Beyond the boundary is a dual carriageway (A610). The eastern boundary is formed by a track over a bridge, with a stream culvert passing underneath. The area around the track contains numerous trees and shrubs. Beyond the track is Area 3. Area 3 The northern boundary is heavily vegetated and includes a small mixed wooded area. Beyond the boundary are the rear gardens of residential properties. The western boundary is partially formed by a track separating Area’s 2 and 3. The remaining section of the boundary is formed by an area of scrub, brambles and trees. The southern boundary is formed by a partially culverted stream and a large wooded area, beyond which is the A610 road. A pond is situated approximately half way along the boundary. The eastern boundary is heavily vegetated (including trees). Beyond the boundary is an area of hardstanding (car park), which forms part of a commercial development. 2.2.2 Site Inspection Observations The diagram in Appendix C illustrates the salient observations made during the site inspection. Area 1 The area comprised rough grass/scrub with trees scattered around its periphery. There is a mixed wooded area to the north of the site. An area within the wood contains fly-tipped material. Low Wood Road (A6002) runs parallel with the western boundary, at the top of a steep earth embankment. There are electricity poles (with substations) in the south western and south eastern corners of the area, with connecting overhead cables. The area is gently to moderately sloping down from the west, south and east forming a small basin depression, which generally slopes down towards the northern end of the area. GRM/P4461/DS.3 4 GRM Area 2 The area comprised rough grass/scrub, with mixed wooded areas to the north east and south west of the site. There are trees scattered around the periphery of the area. Area 2 is bisected by a stream, with an area of soft ground on the southern side. There is a manhole cover on the western boundary. Electricity poles (with substations) are located in the northern corner of the area, along the southern side of the stream to the north eastern corner of the area, which are connected by overhead cables. The stream is culverted from the north eastern corner, along the eastern boundary, where it passes under a track via a tunnel into Area 3. There is a 3mx3m, 3-course brick/metal covered feature to the north of the stream and evidence of previous excavations/trenches. An electricity service box was observed close to the northern site boundary, in the vicinity of the tarmac track. The area is gently sloping from the north towards the stream in the northern half of Area 2 and gently sloping from the west towards the east in the southern half of the area. The area is bounded by the moderately to steeply sloping embankment of the A6002 road to the west of the area, and the steeply sloping embankment of the A610 road to the south of the area. Area 3 The area comprises rough grass/scrub, with many mature trees scattered around its periphery and within the area. Tree stumps and recently felled trees were also observed. There is an old wall/gate located in the north western corner. The northern boundary is formed by a mixed wooded area, with fly-tipped material located adjacent to the residential properties. The area is bisected by a partially culverted stream, which follows the southern boundary. There is a pond located halfway along the southern boundary. The area around the pond includes several trees including willow. The area to the west and north of the pond is marshy and includes various marsh plants. The eastern edge of the pond has a sluice where the stream exits into a culvert. This flows to the east of the site, where a metal grill was observed. Close to the pond a 250mm diameter pipe was observed within the embankment, adjacent to the A610 main road, which has a steady trickle of water issuing from it. There are many mature trees along the course of the stream. Area 3 slopes moderately down towards the south, with a change in level approximately two-thirds of the way down the area. The southern side of the stream adjacent to the pond area, is bounded by a 2.50m high earth embankment, beyond which is the moderately to steeply sloping embankment of the A610 road.
