Project Overview

This Art Series Hotel is a refurbishment of the former Department of Main Roads registration and licensing building constructed in the 1960’s by architect Karl Langer and now heritage listed due to the limited examples of its type remaining in the CBD. The hotel will eventually include a mix of short term accommodation and apartments sold to permanent residents/investors with the downstairs devoted to retail/café/office mix.

15 Stories required full internal strip out (primarily by hand):

 Removal of all furniture and fixtures  Removal of ceilings  Demolition of all internal walls and petitions and amenity (wet) areas  Removal of services: air-conditioning ducting, pipework, cable trays and cables  Demolition of loading dock area with rear roof structure attached to heritage wall  Removal of floor coverings: carpets, carpet tiles, parquetry flooring  Removal low density asbestos board  Removal of friable asbestos pipe lagging

Project planning was phased to maximize the crew deployment with friable and bonded asbestos removal working alongside demolition to progress program. A ride on floor stripper was purchased for the broad acre removal of asbestos flooring (13,000 square metres). Debris removal was manual and had to be reduced in size to fit into the lifts. 660 litre wheelie bins were used with associated bin lifter (forklift attachment) to deposit into receptacle at ground floor.

Major challenges throughout the project included two major storm cell events. The first storm included a major hail event which shattered multiple glass windows. Excess water required management by way of ensuring all storm water systems were working to optimum levels and pumping systems such as those in the lift pits kept operational as flooding in this building was unavoidable in major rain events.

Extensive liaison with Local Government on heritage issues and Department of Heritage and Conservation over heritage items. Department of Workplace Health and Safety also conducted a random inspection without fault.
