Hudspeth County Land Presentation / 1 SALE OF HUDSPETH COUNTY LAND Overview: Two ideally located land tracts offering the very best in remote, off-grid living as well as hunting, hiking, mineral exploration, and camping. This property is approximately 80 miles east of El Paso, Texas, and well away from large population centers. Items: For sale, 870.12 acres of Hudspeth County land being the following parcels: • Parcel One: 218.55 acres being the west 1/3 of Section 28, Block 71, T&P RR Co., Hudspeth County, Texas, and • Parcel Two: 651.57 acres being all of Section 8, Block 21, PSL, Hudspeth County, Texas. Few locations are remaining in the United States that can provide the level of isolation these parcels provide. The properties are ideal for preppers, survivalists, hunters, or outdoors enthusiasts. In addition to the many natural features, the properties offer excellent hunting – primarily record-sized mule deer - mineral exploration, camping, hiking, and private, off-grid living. Both properties are located approximately 80 miles east of El Paso, which is, in itself, a deterrent to individuals trespassing or wandering onto the sites. These sites offer reasonable access to a major highway yet are remote from any major population centers. The two parcels lay approximately 5 and 15 miles northwest of Sierra Blanca, Texas, and are about 16 to 20 miles north of the Mexican border. The smaller parcel is located about 1½ to 2 miles north of Interstate 10, and the larger parcel is about 10 miles north of Interstate 10. Neither have direct, dedicated county road access; however, there are local ranch and service roads in the area that the current owners have used to access the most remote parcel. Exhibits 1 and 2 show the locations of possible access roads, unimproved roads, or trails based on satellite images taken from Google Earth. These properties lie in a large, arid area of West Texas known as the Trans-Pecos area, which lies within the Chihuahuan Desert, covering much of Northern Mexico, far West Texas, and portions of New Mexico and Arizona. Its northern-most boundary is about ½ - ¾ mile from the mountain’s summit based on satellite images. The site provides excellent visibility for many miles. To the south are beautiful views of the Quitman Mountains, the Rio Grande River area, and Mexico. Nevertheless, any prospective buyer should complete their own due diligence and investigation with regards to all aspects of the subject properties Hudspeth County Land Presentation / 7 Parcel 2 The larger parcel (Parcel 2 – 651.57 acres) is located approximately 15 miles northeast of Sierra Blanca in an area of rough, hilly terrain. This parcel lies between the dominant mountains in the area: Sierra Blanca Peak, Little Blanca, Round Top, and Little Round Top peaks. Little of this area is fenced, and a draw or shallow canyon – known as Chimney Canyon – crosses a portion of the property. The current owners have accessed this parcel via ranch roads or unimproved jeep trails, as shown in Exhibit 2. Both parcels are prospective for minerals, and both are excellent locations for hiking, camping, or survival retreats. The larger tract has excellent potential as a hunting area, hiking and camping, leasing to nearby ranching operations, and leasing for mineral exploration. The smaller tract has excellent mineral potential, makes a good site for hiking and camping, is an excellent site for a survival retreat or a vacation home-site. The area is somewhat elevated, and the views are stunning. Hunting on the smaller tract is limited due to its proximity to I10 and Sierra Blanca itself. Prepping and Survival in the Sierra Blanca Area It should be noted that the current owners are not knowledgeable of survival or ‘bug-out’ techniques. As a result, we can only offer a few general comments relevant to establishing a survival camp at this location. The area is isolated away from large metropolitan areas. The nearest large city is El Paso, about 80 miles to the west. The smaller tract is elevated and provides a location for a possible bunker type structure and wide-angle visibility covering many miles of country. The larger tract is somewhat hidden, is well away from I 10, provides visibility to approaches from the south, and is suitable for establishing a permanent homestead. To the north of this tract are many miles of open country located on large private ranches. About 30 miles to the north, Highway 62 runs east and west. According to www.weatherspark.com (see below), the sky in the Sierra Blanca area is clear, mostly clear, or partly cloudy 80% of the time. In addition, wind speeds vary from about 7 to 9 miles per hour over the course of the year. Solar and wind power generation appear to be excellent options for homesteaders in this area. Nevertheless, these are the owners’ opinions only, and each prospective buyer should conduct his/her own property evaluation. The following year-round weather website presents the historical weather patterns for this area. There are no utilities at these tracts, and any permanent dwelling would need to be self-sufficient. There are no wells on either of the offered properties. Homesteads in the area not connected to the city water system utilize wells, rain capture methods, and water hauling as water sources. Minerals One of the outstanding features of these tracts is the potential for mineral exploration. The entire area is rich in ‘hard’ minerals (non-oil and gas) such as fluorite, beryllium, uranium, iron, rare earth minerals, and many others. Over the years, several companies have approached the current owners inquiring about or offering mineral exploration and or prospecting leases. Early indications of mineral occurrences can be found in ‘Fluorspar in Texas’ by W.N McAnulty, Sr., pages 27-28, The Bureau of Economic Geology, University of Texas, 1974 and in the ‘Annotated Bibliography of Mineral Deposits in Trans-Pecos Texas’ by Price, Henry, and Standen, pages 90-92, The Bureau of Economic Geology, The University of Texas, 1983. Subsequent prospecting further verified the wide-spread presence of potentially valuable mineralization. Presently, a large rare earth metals deposit has been discovered at Little Round Top Peak in the area. Texas Rare Earth Resources, Corp. (OTCQX: TRER) is currently in the process of evaluating a rare earth elements deposit at Little Round Top mountain.
