WHY IS MSDC BUILDING/ INVESTING IN NEW AFFORDABLE SITE LOCATION HOMES?

• The cost of buying a home in Mid-Suffolk is approximately 9 times aver- age salary levels. In addition, we have 1,751 active households in Babergh and on the housing register.

• Good housing is an essential pre-requisite for health & wellbeing.

• Our Joint Strategic Plan & Refresh set our priorities for Housing Delivery, and Assets and Investments for estate regeneration to make best use of housing and land assets across the Suffolk system.

• To address the pressing housing need Babergh and Mid Suffolk looked at a number of ways to use our own resources and also team up with others to free up land and sites which are suitable for redevelopment. This work has now culminated in an agreed joint affordable housing develop- ment strategy which sets out an excitoing and ambitious programme for building new homes over the next 3 to 5 years.

•Both Councils own a range of homes, land and garage sites and these are reviewed regularly for opportunities to build additional homes. We have also purchased four sites from . The sites include two redundant care homes including Paddock House and two middle school sites. All of which are located in the key market towns of E ye , Hadleigh, and .

CONSTRAINTS DEVELOPMENT OPTIONS

Option 1. Buildings close to pavement. Main access to the east.

• Council brief to develop site for residential use

• Existing buildings outdated and below standards but could possibly be converted into 11 flats

• Existing buildings not in keeping with historic street

• Redevelopment of the site would:-

–Yield up to 20 new houses; 1, 2 & 3 bedroom dwellings

–New homes could exceed standards possible with conversion of existing buildings

–Design more in keeping with historic street

-Dwellings would have private gardens
