Overview

We are applying for full planning permission to redevelop 10 Ingram Road, Highbury Vale, Nottingham, NG6 9GS.

Site Location

Highbury Vale is located in the Forest ward (which include Rise Park and the western area of ). The area is located roughly 5.4 miles (8.7 km) from the City Centre, and about 1 mile (2 km) from Bullwell. Surrounding areas include Bulwell towards the North, Bestwood to the east, Hempshill Vale to the west and Cinderhill and Basford towards the south. Highbury Vale and Hempshill Vale are classed as a part of Bullwell.

The property as it stands is a three bedroom, end terraced house built circa 1900s. The property lies to the southern side of Ingram Road. The property is constructed of red brickwork and has a slate roof. The property has a two-storey extension to the rear and access to the side off Ingram Road.

In June 2019, a gas explosion caused severe damage to the property and a recent structural survey confirmed the property is unsafe and beyond economical repair. As a result, the property will need be carefully demolished leaving a vacant site.

Facilities

Most facilities in Highbury Vale are located on Highbury Road. Facilities include several takeaways, a betting Office, Convenience Stores and Pharmacy.

Highbury Vale also has a sports centre located off Kemmel Road as well as a Health Centre known as Highbury Hospital. Schools in the area include the Heathfield Primary and Nursery School of Kersall Drive, Our Lady of Perpetual Succour Catholic Primary School next to Piccadilly as well as the Cantrell Primary and Nursery School.

Transport

Highbury Vale is accessible via public transport. It has access to tram station with two main platforms. The nearest railway station to Highbury Vale is located in Bullwell.

Highbury Vale also has a number of frequent bus service making it a sustainable location. The bus service is ran by Nottingham City Transport as well as a Local link service ran by Nottingham Community Transport
