JUSTIFICATION FOR GRANTING CONSENT The conversion of the garage will have no detrimental impact on the character and appearance of the property and neighbouring residential amenity. The existing garage is used for storage and as a utility room and therefore does not provide a parking, there is an existing driveway parking space ensuring there is no detrimental impact on the amenity of the area. The proposals comply with National Planning Policy Framework, the Core Strategy policies in the Harrogate District Local Development Framework (adopted 2009) and the saved policies in the Harrogate District Local Plan (2001, as altered 2009) and there are no material considerations in this instance that warrant setting aside local planning policies.
