We know that moving home is a daunting prospect for most people; but if you feel that you want to be closer to your family, or that you don’t want to have to tackle those stairs any longer, a flat in one of our housing schemes may be right for you. This brochure provides information about the Council’s housing developments and an overview of the service which is available with this accommodation. Dartford Council’s senior schemes have been specifically designed to provide privacy and independence, but with an additional layer of security. Our tenants lead busy, independent lives, just as they would if they lived anywhere else, but with plenty of opportunities to get to know neighbours and to make new friends.

The aim of our service is to help tenants sustain their tenancies and retain their independence, in a comfortable setting where they feel safe and secure. This brochure highlights the main benefits of living in one of our senior schemes, as well as some of the rules that are necessary for the safety and comfort of everyone. We deliver our service via a flexible team of fully trained Housing Scheme Officers (HSO’s). Our staff have been specifically chosen for their professional skills and expertise, so any member of our team is able to help or advise you. Personal information is always dealt with in the strictest confidence.

Our HSO’s provide tenants with anenha nced housing management service. This is designedto help you sustain your tenancy. Our SHO’s are also responsible for ensuring the safety of the building including all communal areas and have been trained to deal with all kinds of emergency situations, so can be relied upon to immediately contact the relevant party, whoever that may be.

The HSO role is a busy one, so our officers are unable to run errands, provide personal care, collect shopping or pensions, or pick up prescriptions. Your HSO is always happy to help in an emergency, but families should always remain the first point of contact for your continued care and welfare.

When you move to a senior scheme, your existing contact with your family and friends will continue in the same way as it did before.

If you do not have any family who live nearby, with your prior permission your HSO can make a referral to Social Services who may be able to provide help for the tasks you can no longer manage on your own. Your HSO cannot make any referrals without your permission.

Your HSO will also be available to assist your residents association with arranging social inclusion activities, outings and events but these must be open to all tenants living in the scheme.

3 Crusader Court Keyes Road, Dartford, DA1 5EG Crusader Court is an enclosed scheme consisting of 48 flats with a lift to upper floors. The scheme has a 24 hour lifeline alarm system for use when the HSO is off duty. The scheme is set in the popular area of Temple Hill in Dartford, close to the Town Centre, with a small local shopping centre close by. Crusader Court has a dedicated car park to the frontwith a secure door entry system which includes CCTV available in all flats. Tenants communal facilities include a shower room on the first floor, secure inner courtyard garden with pond and fountain, a large lounge with separate kitchen area for social meetings and activities and a fully equipped laundry (for which there is a weekly service charge). 4 Elizabeth Court Bennett Way, Darenth, Kent DA2 7JT Elizabeth Court is an enclosed scheme consisting of 26 flats, with a lift to the upper floor. The scheme has a 24h our lifeline alarm system for use when the HSOis off duty. This scheme is located in a rural area of Dartford and the car park to the front of the scheme has a barrier to ensure the car park is available for scheme tenants only. Elizabeth Court has a secure door entry system. Tenants communal facilities include landscaped grounds, a large lounge with separate kitchen area for social meetings and activities, and a fully equipped laundry (for which there is a weekly service charge). Applicants should be aged 55 years or older. Eligibility for this scheme is subject to a full needs & risk assessment. • Elizabeth Court has a guest room which can be booked by visitors for a small nightly fee. 5 Farrell Court The Laurels, Wilmington, Kent DA2 7DY Farrell Court (also known as The Laurels) consists of 50 flats in total, some within the enclosed section and some outside. Farrell Court has a 24 hour lifeline alarm system for when the HSO is off duty. This scheme is set in a semi-rural area of Dartford and is surrounded by beautifully landscaped grounds. There is a spacious car park within the scheme grounds and the enclosed part of the scheme benefits from a secure door entry system and a lift to the upper floor. Tenants’ communal facilities include a large lounge with separate kitchen area for social meetings and activities and a fully equipped laundry (for which there is a weekly service charge). LOCAL AMENITIES: The nearest bus stop for buses to Dartford is on High • Road, Wilmington. This bus stop is a short distance from the rear exit of Farrell Court. The nearest NHS dentist is located in Dartford in Lowfield Street (approximately one mile away). The nearest • doctors surgery is either in Horsemans Place or the Lowfield Medical Centre, also in Lowfield Street, Dartford. The local supermarket is Costcutters, which is about 500 • yards from Farrell Court. There are other supermarkets in Dartford town centre, including Sainsbury’s, Lidl and Aldi. 6 The Homestead West Hill Drive, Dartford, Kent DA1 3HD The Homestead is an open plan independent living scheme consisting of 24 bungalows. Tenants living at The Homestead have access to a 24 hour lifeline service when the HSO is off duty. This scheme sits in pretty landscaped communal grounds, has its own parking and is located in a very popular area of Dartford on West Hill, close to Dartford Town Centre. Other facilities include a communal lounge with separate kitchen area for social meetings and activities, and a fully equipped laundry (for which there is a weekly service charge). Applicants should be aged 55 years or older. Eligibility for this scheme is subject to a full needs & risk assessment.

LOCAL AMENITIES: The nearest bus stop for buses to Dartford, Bluewater and • Gravesend is a short walk away at the top of West Hill.

7 Lenderyou Court Phoenix Place, Dartford, Kent DA1 2XD

Lenderyou Court consists of 30 individual bungalows with a 24 hour lifeline service operating when the SHO is off duty. T here is a secure entry phone system with a fully automated front entrance door. Lenderyou Court is set in beautiful landscaped communal grounds in a very popular area of Dartford, within easy walking distance of the Town Centre. Other communal facilities include a lounge with a separate kitchen area for social meetings and activities and a fully equipped laundry (for which there is a weekly service charge). Applicants should be aged 55 years or older. Eligibility for this scheme is subject to a full needs & risk assessment.

8 Mill Court Millstone Close, Sutton-at-Hone, Kent DA4 9BL Mill Court is an enclosed scheme consisting of 30 individual flats with the added security of an entry phone system, and a lift to the upper floor. There is a 24 hour lifeline service which operates when the HSO is off duty. This scheme is located in a very pretty rural part of the Borough to the South of Dartford, and has a private car park reserved for tenants’ use only. Other communal facilities include a lounge with separate kitchen area for social meetings and activities, and a fully equipped laundry (for which there is a weekly service charge). Applicants should be aged 55 years or older. Eligibility for this scheme is subject to a full needs & risk assessment.

LOCAL AMENITIES: The nearest bus stop for buses to Dartford, Bluewater and Swanley is at the end of Millstone Close beside the • Doctor's surgery. This is a 5 minute walk away. Buses run every 30 minutes. There is no service on Sundays or Bank Holidays. The nearest NHS dentist is located in Sutton-At-Hone, • with the Devon Road doctors surgery being very handy on the corner of Milestone Close. The nearest supermarket is the Co-op at The Mill which • has a cash point machine and is a 5-10 minute walk away. Within half a mile of Mill Court there are two scenic country pubs – both of which serve food. For those that drive and enjoy sports, both Darenth Valley Golf club and the Brands Hatch • Racing Circuit are only a 10 minute drive away. There are also two local country parks nearby for those that enjoy walking.

9 Stow Court Nursery Close, Stone, Kent DA2 6BU Stow Court is an enclosed scheme consisting of 32 flats. All properties within the enclosed scheme have the added security of an entry phone system and a lift to the upper floor. There is a 24 hour lifeline service which operates when the HSO is off duty. Stow Court is located not far from the main road from Dartford to Bluewater and has its own private car park reserved for tenants’ use only.

There is a very pretty enclosed courtyard garden with a pond, fountain and fish. Other communal facilities include a large lounge with separate kitchen and an area for social meetings and activities, and a fully equipped laundry (for which there is a weekly service charge). Thereis Bingo in the • communal lounge on Tuesday and Friday evenings, Glen's Sweet Shop once a month on a Wednesday afternoon, crafts in the lounge every afternoon and Saturday evening is 'get together' time. Most afternoons, if there is nothing else happening, residents meet up in the communal lounge for a cup of tea and a piece of cake; if the weather is nice, they sit out in the garden under the umbrella with a ice cream.

10 Templars Court Littlebrook Manorway, Dartford, Kent DA1 5AD Templars Court is an enclosed scheme consisting of 42 flats with a lift to upper floors. This scheme is located centrally on Temple Hill within walking distance of Dartford Town Centre. 11 Thatcher Court North Street, Dartford, Kent DA1 2XJ Thatcher Court is an enclosed scheme consisting of 42 flats. There is a secure entry phone system with CCTV to all flats, a lift to the upper floor, automated opening main entrance door and a 24 hour lifeline service operates when the HSO is off duty. This is a very popular scheme, as it is located centrally within Dartford Town Centre. Thatcher Court has its own private car park reserved for tenants use only and a very pretty garden with seating when the sun is out! Other communal facilities include a large lounge with a separate kitchen area to cater for social meetings and activities, and a fully equipped laundry (for which there is a weekly service charge). There is a secure entry phone system, a lift to upper floors and a 24 hour lifeline service operates when the HSO is off duty. Wardona Court is located in Swanscombe, a village on the borders of Dartford not far from . Wardona Court has a small private car park and a very pretty, fully enclosed, landscaped courtyard garden. Other communal facilities include a large communal lounge with separate kitchen area for social meetings and activities, a communal shower and a fully equipped laundry (for which there is a weekly service charge). 13 Warren Court Meadowside, Dartford, Kent DA1 2RZ Warren CourtMeadowside is one of the Council’s more popular schemes, with a mixture of property types including an enclosed scheme with a lift to upper floors, an attached annex situated between the main scheme and the Meadowside Day Centre, and bungalows with their own private gardens across the road in Meadowside.

Warren Court is centrally located, being only a short walking distance from Dartford Town Centre. There is a secure entry phone system to the enclosed scheme and a 24 hour lifeline service linked to all properties when the HSO is off duty. Warren Court has street parking right outside the building and is set in beautifully landscaped grounds, with a private garden area. Other communal facilities include a large communal lounge with separate kitchen area for social meetings and activities, and a fully equipped laundry (for which there is a weekly service charge). 14 Car Parking Some schemes have private car parks with varying numbers of spaces, but there is rarely a space for each property and no spaces are individually designated for any particular tenant. All spaces are available on a first come, first served basis only and although scheme car parks are usually for the use of tenants only, please remember that families, visitors and contractors who are visiting the scheme may also need to use the parking facilities.
