This is the strongest pace they have seen since before the housing market crash. In December, the national supply decreased by 10.3% from last year to a 3.2 month supply. Year-over-year, the national supply has now fallen for 31 consecutive months. The national supply is at an all-time low since the NAR started recording in 1999. Atlanta MARKET-WIDE Covering 11 Counties: CHEROKEE, CLAYTON, COBB, DEKALB, DOUGLAS, FAYETTE, FORSYTH, FULTON, GWINNETT, PAULDING, AND ROCKDALE. A significant lack of inventory continued in December. According to data from the Atlanta Board of Realtors, inventory is down 10.1% from last year and 27.5% from last month. This decrease brings the total supply down to a 2.4 month supply. The average price continues to rise for the 11 Atlanta area counties, increasing 4.7% from December 2016. Atlanta saw a 6.2% decrease in sales from last year. Performance BY AREA | INTOWN The highest number of sales was seen in Area 52 (North Druid Hills, Decatur, Avondale, Belvedere Park) with 184 single-family homes sold. Area 52 also saw the greatest sales price / opening price ratio at 95.8%, and homes here spent the shortest time listed with an average of 40 days on the market. Area 131 (Sandy Springs) attained the highest average sales price at $528,388. Area 221 (Dunwoody, Sandy Springs) saw the greatest sales price / opening price ratio at 97.9%. Homes are selling quickest in Area 61 (Norcross, Peachtree Corners, Berkeley Lake) with homes spending an average of 36 days on the market. The median home price checked in at $255,400, up 3.8 percent from October 2017, making it the 80th straight month of price increases nationwide. United States sales in October were down 5.3 percent from last year, with 4.62 million homes sold. Properties nationwide spent an average of 33 days on the market, with 46 percent of them going under contract in less than a month. All-cash sales made up 23 percent of October’s transactions, and 31 percent of home sales in this month were first-time homebuyers. ATLANTA MARKET-WIDE Covering 11 Counties: CHEROKEE, CLAYTON, COBB, DEKALB, DOUGLAS, FAYETTE, FORSYTH, FULTON, GWINNETT, PAULDING, AND ROCKDALE. According to data from the Atlanta Realtors Association, metro Atlanta Realtors sold a total of 4,448 homes in October, a slowdown of 1,173 homes sold in September. The city saw 4,962 new listings to complete the total of 14,947 active listings in the metro area, up 163 listings from September. October’s average sales price was $3,000, up 6.9 percent from October 2017, and the median sales price was $263,000, a 9.1 percent increase from last year.     This report charts the year-to-date sales activity of metro Atlanta's most popular neighborhoods, by school districts, and compares their sales activity to the metro area as a whole. Reporting sales activity for the year allows us to identify top- performing neighborhoods. We compare sales data year-over-year instead of month-to-month because the real estate market experiences seasonal fluctuations that make month-to-month comparisons misleading. For example, June is the busiest closing month of the year, but February is traditionally one of the slowest. Therefore comparing market activity from the same month a year earlier provides a more accurate measure of the health of the housing market. The median home price was increased for the 78th straight month, clocking in at $264,800, up 4.6 percent from August 2017. Sales were down 1.5 percent from last year, but there were 5 million more homes available for sale than in 2017. Properties nationwide spent an average of 29 days on the market, with over half of them going under contract in less than a month. All-cash sales made up 20 percent of August’s transactions, and 31 percent of home sales in this month were first-time homebuyers. ATLANTA MARKET-WIDE Covering 11 Counties: CHEROKEE, CLAYTON, COBB, DEKALB, DOUGLAS, FAYETTE, FORSYTH, FULTON, GWINNETT, PAULDING, AND ROCKDALE. Metro Atlanta Realtors sold a total of 5,062 homes in August, according to data from the Atlanta Realtors Association. The average sales price this month was up 9.5 percent from August 2017, and new listings were up 5.2 percent from that time, too.
