National MARKET NEWS According to the National Association of Realtors (NAR), June’s existing-home sales were down on a year-over- year basis for the third month in a row. Sales are now at 5.41M, 2.2% lower than last year. This month’s median existing-home price is up 5.2% from June of last year with an average price of $276,900. 58% of the homes sold were on the market for less than 30 days.

Atlanta MARKET-WIDE Covering 11 Counties: CHEROKEE, CLAYTON, COBB, DEKALB, DOUGLAS, FAYETTE, FORSYTH, FULTON, GWINNETT, PAULDING, AND ROCKDALE.

According to data from the Atlanta Realtors Association, inventory is down 10.9% from last year, but has risen 7.5% from last month. This increase brings the total supply up to a 3.0-month supply. The average price continues to rise for the 11 Atlanta area counties, increasing 8.4% from May 2018. Atlanta saw an 8.6% increase in sales from last year.

DEMAND: PRICE: A decrease from last month brings total home sales Average and median sales prices continue to climb in Atlanta for the month of June to 5,671, down by this month. June’s average sales price increased 167 residential sales from May. This number is a 10.9% from last year to $353,000 in 2018. The median decrease from June 2017. sales price was brought up to $285,000.

SUPPLY: The Atlanta area inventory continues to rise on a monthly basis. June is up to a 3.0-month supply from a 2.7-month supply in May. Atlanta saw a 7.1% decrease from June 2017. Inventory totals 14,396 homes for sale, up from 13,156 units last month. Of these current active listings, 5,638 of those are new listings added in June.

ON THE MARKET 3236 Sable Ridge Drive, Buford, GA 30519 Homes in Area 24 sold the quickest in June, spending an average of just 22 days on the market with an average sales price of $490,828.

Performance BY AREA | INTOWN For the sixth consecutive month this year, the highest number of sales was seen in Area 52 (North Druid Hills, Decatur, Avondale, Belvedere Park). In June, 232 single family homes sold in this area spent an average of 26 days on the market. Area 24 (Little Five, Edgewood, Kirkwood, East Lake) saw the greatest sales price / opening price ratio at 99.2%, as well as the shortest number of days on the market, listed with an average of 27 days. Area 21 (, , ) attained the highest average sales price at $1,164,761.

Area 131 (Sandy Springs, Chattahoochee Plantation, North Harbor, Woodcliff) attained the highest average sales price at $663,097. Area 222 (Cumming) saw the greatest sales price / opening price ratio at 98.2%. Homes in Area 14 (Roswell, Alpharetta, Johns Creek) and Area 61 (Norcross, Peachtree Corners, Berkeley Lane) spent an average of 38 days on the market.

North Atlanta continues to be a spectacular part of the city to move to, especially in Area 131, where the average sales price soars with the Intown neighborhoods at $663,097.

June’s longest sales prices ranging from $112,000 to $1.03M. average comes from Milton, with homes spending an average of 55 days on the market before being sold. June was a great month to be a seller in North Atlanta where homes in all neighborhoods averaged under two months on the market before being sold.
