Tel: 01803 863888 Email: [email protected] REF: DRO1413 The Hayloft, Hayford Hall West Buckfastleigh TQ11 0JQ ATTRACTIVE SMALL FARM WITH ACCESS TO OPEN MOORLAND, GRAZING RIGHTS, ATTACHED BARN CONVERSION WITH ANNEX, TRADITIONAL BARNS, LIGHT WOODLAND AND PASTURE. ABOUT 17 ACRES. * * * Excess £699,500 * * * www.rendells.co.uk The Hayloft, West Buckfastleigh SITUATION Within the Dartmoor National Park The Hayloft occupies a beautiful position at the end of a shared driveway, peacefully located close to Hayford Hall. The surrounding countryside is typically rugged and unspoilt with fine views. Although entirely rural, The Hayloft is not isolated. The nearby villages of Scoriton and Holne have popular local pubs and the country town of Buckfastleigh is about 4 minutes and offers a range of shops, amenities and access to the A38 dual carriageway with direct links to Exeter and Plymouth. DIRECTIONS To locate the property from Buckfast Abbey, follow the signposts to Scoriton. After approximately 1 mile, fork left signposted Bowden and Cross Furzes. At the top of the hill, turn right towards Scoriton, then left signposted Hayford Hall. After about half a mile turn left at the red post box through the pillared entrance drive to Hayford Hall. The Hayloft will be found at the end of this drive on the left hand side. DESCRIPTION The Hayloft is a delightful attached barn conversion and annex providing a total of five bedrooms and good-sized character reception rooms. This extensive property once formed part of the Victorian stone buildings which accompanied neighbouring Hayford Hall, an historic moorland manor house that is a supposed venue for Sir Arthur Conan Doyle’s Baskerville Hall. The Hayloft comes with a courtyard of traditional stone barns offering potential, subject to consent. The equestrian facilities include an enclosed stable yard, hay/feed store and tack room. This gives way to some good pasture land, well fenced with a further area of light woodland. The property is close to beautiful open moorland providing superb opportunities for walking and riding. To conclude: Properties of this type do not frequently come onto the market. In an idyllic and peaceful moorland-edge location, this versatile small farm/smallholding would be ideal for a family that enjoys country life, perhaps keeps horses, ponies, or other livestock and seeks a spacious character residence which has income potential from the annex. In addition the outbuildings have conversion possibilities, subject to planning approval. At its heart is the Heritage at Risk Register, an online database containing details of each site known to be at risk. It is analysed and updated annually and this leaflet summarises the results. Heritage at Risk teams are now in each of our nine local offices, delivering national expertise locally. The good news is that we are on target to save 25% (1,137) of the sites that were on the Register in 2010 by 2015.
