1 The House Russells Barn was a “working” barn for well over 300 years before its conversion in the mid-1990’s. The conversion was made to the very highest of standards and encapsulates many benefits of life in a barn conversion: a stunning rural setting, light-filled spaces and charming historical features such as the original exposed beams bearing the numbering system of the craftsmen. The original characteristics of the barn have been retained and work well with the aesthetics of the newer elements. For example, the external timber cladding sits very attractively alongside the original brick and flint walls, ties and tiled roof.

Entering Russell Barn the unique nature of this conversion is immediately apparent with the vaulted reception hall and galleried landing. Large windows have replaced what were once the barn doors, flooding this area with natural light and creating a sense of space with much of the original character on show. From the reception hall, steps lead down into the dining area and on to the kitchen/breakfast room which has a Nobel oil-fired range, a larder and has flagstone flooring as well as a corner seating area. The sitting room has ceiling to floor windows which run almost entirely along the length of the walls. At the other end of the house, the master bedroom suite and adjoining study complete the ground floor accommodation. The large en suite bathroom is full of character; prior to conversion it is believed to have served as the farm’s calving shed.

A staircase and galleried landing rise from the hall to the first floor. The landing with its floor to ceiling window is the perfect spot to enjoy a morning cup of coffee and savour unobscured and captivating views across beautiful countryside to Fawley, and . The drawing room exudes a sense of warmth with its wealth of exposed beams and wood-burning stove. There are four further double bedrooms and two bathrooms on this floor and a staircase to the storage area on the second floor.

2 3 Gardens and Grounds Russells Barn is approached through electric gates which open directly on to a gravel driveway and mature gardens, a well-maintained lawn and an attractive selection of trees. Several of these create ideal locations for al fresco meals depending on the time of day, such as lunch in dappled sunlight beneath the chestnut tree. A wide, terraced area between the Barn and the lawns has been designed to incorporate raised beds with numerous herbaceous plants and mature shrubs as well as a pretty pond. The gardens and heated swimming pool have witnessed many summer parties over the years and the nearby garden room with its bi-fold doors represents an idyllic haven in which to relax and survey the scene. The detached building housing the garages and workshop are in keeping with the rest of the property and in addition to the two rooms and bathroom on the first floor, there is potential to create further accommodation adjoining the building, subject to planning permission.

Situation Russells Barn occupies an elevated position in Rockwell End. Local amenities are catered for in Hambleden and Frieth villages, as well as Henley and Marlow. The local pubs are The Stag and Huntsman and The Yew Tree and sporting amenities include Hambleden Sports and Social Club which offers tennis, cricket and football. There is plenty of scope for walking, riding and making the most of everything that the countryside and nature have to offer. Hambleden has often been the location for films and television programmes including “Chitty Chitty Bang Bang”, “101 Dalmatians”, “Miss Marple” and “Midsomer Murders”.

There is a selection of highly-regarded schools in the vicinity. Primary schools include Frieth and Danesfield and Buckinghamshire’s renowned grammar schools are nearby. There are also many noteworthy independent schools in the area.
