The Property

South Hall is a handsome early 18th century Grade II Listed Georgian property which sits in an elevated and secluded position with panoramic rural views amidst private gardens and grounds of around 6 acres in all, including the original stone stables together with a number of additional outbuildings. The property benefits from stunning, period architectural features including rusticated quoins to the front and a Venetian window with Tuscan columns on the staircase with open balustrade and inlaid marquetry sunburst at half landing level. The property has been completely renovated, extended and redecorated throughout to offer immaculately presented and versatile accommodation with all the benefits of modernity over three floors.

The original front door with ornate brass lock opens into the welcoming reception hall, a room of grand proportions with parquet flooring, decorative fireplace and feature spindled staircase. A contemporary chandelier illuminates both upper and lower levels. The principal receptions rooms are located to the front of the property; both have sash windows with working shutters and window seats offering fabulous views of the garden and stunning Northumberland countryside beyond. The drawing room retains original panelling, dado rail and decorative dentil cornicing together with a wood burning stove with decoratively carved fire surround. The library provides a more informal relaxing space with wood burning stove on a slate hearth and marble surround and extensive shelving to one wall and the alcove.

The real heart of the home is the magnificent open plan kitchen, dining and family room. This stunning glass extension is flooded with natural light with double height atrium and glass frontage and is a luxurious and modern addition to the property. A fine selection of flush fitting contemporary kitchen cabinetry is offered with an extensive central island with café style lighting over, complementary marble work surfaces, mirrored splash back, floor tiles and underfloor heating. Integral appliances include a double electric oven, full size fridge and freezer, microwave, ceramic hob with extractor over, wine chiller, Quooker tap with hot, boiling, filtered and sparkling filtered water along with a slide and hide pantry. A natural flow leads to the front of the room and the dining and family space with full height sliding doors leading to the sun terrace and stunning views over open countryside. An inner lobby off the main reception hall leads through to a secondary breakfasting kitchen with dual aspect, oil-fired AGA fitted in a former inglenook fireplace, oak parquet flooring and windows to the front and rear. Off the kitchen is the study with a small fireplace with exposed stone surround and fitted office furniture, shelving and rear staircase to the first floor. Beyond the study are the boot room and utility room with further storage and laundry solutions and access to the rear of the property. A door from the boot room leads through to the former garage which provides a spacious storage area yet retains the original garage doors. A useful downstairs WC completes the ground floor accommodation.

The staircase leads to the bright first floor galleried landing that is flooded with natural light from the feature window on the staircase. The spacious and well- proportioned principal bedroom has five sash windows with window seats and working shutters to the front offering elevated views of the garden and open countryside. The contemporary en-suite is fitted with a walk-in rainforest shower, central Lusso stone bath and Lusso stone twin wash hand basins and a separate WC. The dressing room is adjacent and offers a good selection of fitted wardrobes with hanging and shelving space. There are two further bedrooms located on this floor which are served by a spacious bathroom with freestanding bath, wash hand basin set within a vanity unit, heated towel rail and WC. At the furthest end of the landing is the spacious cinema room with Velux windows and staircase to the lower floor.

A further staircase leads up to the second floor which has three generous and characterful bedrooms with exposed beams and fireplaces which are served by a contemporary bathroom. A large and useful store room is also available and a pull-down ladder gives access to the extensive attic which has been insulated and part boarded to provide a vast storage area.

Externally

South Hall is approached through a pillared entrance and a private driveway leading to the rear courtyard. There is a cobbled side yard in front of the stables, garage, workshop and kennels. The byre to the rear of the stables could, with the necessary planning approvals, be converted into further residential accommodation if required. Off the cobbled side yard there is a productive kitchen garden with raised beds, well-stocked fruit cages and a greenhouse.

The main formal garden lies to the front of the property and is mainly laid to lawn with mature border plantings of shrubs and perennials and a beech hedge to the southerly boundary. A sheltered and elevated sun terrace is located off the kitchen and offers uninterrupted views over open countryside. To the side of the garden is an Artic Cabin Barbeque house which comfortably sits a number of people around a central barbeque. In all the property stands in gardens and grounds of around to 6 acres inlcuding three paddocks, two to the rear of the property and a main paddock to the front. Local Information
