The owner’s upright fridge freezer sits snugly in this room. A door opens into a downstairs cloakroom which has a lavatory and washbasin, and another door gains access to the rear garden.

Generously Sized Bedrooms Back in the hall and venturing up the timber stairs, laid in more luxurious cream carpet which continues on through into all the bedrooms, you find yourself on a light and airy landing with a window over the front drive. All the bedrooms feed off this area with the master suite and the family bathroom to one side and the other three bedrooms to the other. A built-in airing cupboard is at the top of the stairs, and access to the loftspace is through a hatch in the landing ceiling, also framed by fine architraving! It should be noted perhaps that all the light switches and door handles and so on, are in good quality brass. The windows are all double-glazed UPVC for practical, low maintenance purposes.

The master bedroom is large at eighteen feet six inches long with extensive built-in wardrobes and cupboard space down one wall. A pair of southwest-facing windows overlook the rear garden, whilst the en suite is at the far end with a window to the side of the property. This comprises a fitted bath at one end with a traditional style hand-held shower mixer tap in the centre, a lavatory, bidet and pedestal washbasin. The walls are tiled to dado height, and the floor is Karndean. The family bathroom next door is also tiled to dado height and has a Karndean floor. It has a contemporary suite of a panelled bath with a hand-held shower mixer, a lavatory and pedestal washbasin, but it also includes a quadrant shower in one corner. The window is to the side over the front of the property. Bedroom three also overlooks the front with two windows, and bedroom two at the back has two windows over the rear garden; bedroom four has one window over the back. The bedrooms are all generous sizes, even the fourth is large enough to accommodate a double bed?

Secret, Secluded Garden Outside, the mature and secluded garden which wraps around the property on three sides, is easily managed. There is a substantial terrace at the back which really captures the sun being south and west facing, and makes a perfect area for alfresco dining and entertaining in summer, or just for enjoying peace and tranquillity outside. Although predominantly paved, there are some grassy areas too and lots of mature shrubs and trees, both deciduous and evergreen providing autumnal colour and structure in winter, which all combines to create a verdant peaceful sanctuary. “The garden is really very private and quiet, not being overlooked at all by neighbours. It is also completely secure for young children and dogs,” attests the owner. In fact, there is a little wrought iron gate within some fencing around much of the patio so the two parts can be cordoned off. A solid timber gate through lapboard fencing is at the front for access onto the drive which has space for parking at least four cars. Here, the adjoining double garage has a single up-and-over door on a remote control. “The garage is exceptionally large with a vaulted ceiling; it has light and power so would make a very good workshop,” suggests the owner. A window and pedestrian door is at the back reached from the garden? “We have lovely neighbours here, all professional people, some semi-retired, and we have an arrangement where a representative from each of the eight households in this private drive meet once a year, and we all put a bit of money in the pot to pay for the upkeep of the development, such as the communal exterior lights,” informs the owner. “It’s very straightforward management.”

Excellent Educational Opportunities The location of Bowthorpe Hall Gardens is absolutely ideal if you are looking for somewhere with all the conveniences of a town yet want privacy and peace. The owners’ children all attended the much sought-after Wisbech Grammar School, along the beautiful North Brink the other side of the River Nene, but there is a choice of state primary and secondary schools also on the doorstep, and for those passing the 11+ there are opportunities to attend excellent state grammar schools in Spalding – the High for girls and the Grammar for boys – with school bus transport available.
