Ref: LCAA1820 Ref: LCAA7350 Offers around £1,100,000 Norr Rock, The Cleave, Kingsand, Nr. Torpoint, Cornwall, PL10 1NF FREEHOLD A particularly imposing former Sea Captain’s home with an interesting and diverse history in the most sought after and desirable seafronting area of Kingsand. With exceptionally well proportioned, spacious and characterful accommodation arranged over four levels, this is a superb home and opportunity with outstanding beach, sea and coastal views. The house would make a wonderful single family dwelling; it could very easily accommodate two families or indeed provide main accommodation and income, which has been successfully achieved recently. 2 Ref: LCAA7350 SUMMARY OF ACCOMMODATION Ground Floor: morning/sitting room, kitchen/dining room, bedroom and wet room. First Floor: drawing room, kitchen/dining room, bathroom, separate shower room. Second Floor: 4 bedrooms, en-suite shower room and dressing room/nursery. Third Floor: living/kitchen, bedroom, snug, bathroom and separate wc. Outside: small terrace to the rear. 3 Ref: LCAA7350 DESCRIPTION Norr Rock is believed to date from the early 18th Century and was built as a Sea Captain’s house in this commanding position in the most desirable of locations of the highly sought after village of Kingsand. We understand that the house has a most interesting and diverse history and in its time has been a convent, a retirement home for ‘genteel ladies’ and at one time was a hotel during the Second World War. In fact, the owner has well kept and fascinating guest registers from around this time. The house has been most recently in private hands for the last 19 years and due to its size and flexible accommodation has been holiday let in part in recent times. Such is its configuration and flexibility that Norr Rock could be very easily divided to provide either very spacious dual family accommodation, owner’s accommodation and rental income opportunities or retained as a most comfortable, spacious and superb waterside home of stature, quality and character. The current accommodation, which is arranged over four levels, extends to some 3,500sq.ft. Currently the ground floor could very easily be a self-contained flat with a living room enjoying sea views, kitchen/dining room and bedroom with separate wet room to the rear. Alternatively, this level would form part of the main house with the reception room to the front and a superb morning room or study, facing south and east with some water views. 4 Ref: LCAA7350 On the first floor, there is a most imposing and impressive bay windowed drawing room with exceptional water views stretching over the village, beaches, coastline and sea. This high ceilinged room, with an open fireplace, timber floors, cornice and ceiling rose, is an absolute delight. Adjacent to the drawing room is an extremely well appointed kitchen with cream units under wood worksurfaces and a two oven Rangemaster with four ring Induction hob. At the rear is a bathroom, shower room and boiler room. 5 Ref: LCAA7350 At second floor level there are four bedrooms; two with exceptional water views with one having an en-suite shower room/wc. One of the four bedrooms connects to a dressing room/nursery that could (subject to appropriate consent) become an en-suite bathroom. The whole of the top floor could serve a variety of purposes with its own external access to the rear of the house. At present it has a very large open-plan living room with kitchen area to one side with picture windows opening to a balcony. Grandstand views from here are exceptional! Adjoining the living room is a bathroom with freestanding bath from which to take in the views and behind this is a shower room/wc. At the rear of this level is a bedroom and a snug – albeit this room has some restricted head height. Without doubt, this top floor could make the most magnificent master bedroom suite and dressing room or alternatively a separate, contained and independent flat. To the outside of Norr Rock is a patio and terraced garden to the rear and at third floor level there is a footbridge adjoining the roadway behind. 6 Ref: LCAA7350 LOCATION The twin villages of Kingsand and Cawsand were, until 1844, in different counties. Both are renowned for their notorious history as centres of smuggling in the 17th and 18th centuries. Many thousands of casks of spirits are reputed to have been landed here by a large fleet of smuggling vessels operating out of Cawsand Bay. Fishing was also an important industry, and pilchard cellars believed to date from the late 16th Century are still to be seen here. Today, Kingsand is the archetypal Cornish fishing village, with its narrow meandering streets, beaches, coast path and gorgeous views. The Rame Peninsula is often described as Cornwall’s Forgotten Corner, and it is true that Kingsand and its surroundings feel both unexplored and unspoilt. Here, the Cornish coastline is particularly fine, with secluded beaches and dramatic views from the long distance South West Coast Path. Rame Head with its prominent chapel is a striking local landmark, with views as far as Fowey and beyond on clear days. There is real village life to enjoy here, and the twin villages boast many local facilities, including four public houses, a sailing club, the Rame Gig Club, a post office, a bakery and a general stores, as well as many local events and activities. A passenger ferry runs a regular service between Cawsand beach and the Barbican in Plymouth between March and November, and the Cremyll ferry (approx. 3 miles) connects Cremyll with Stonehouse in Plymouth. The car ferry at Torpoint (approx. 7 miles) provides a 24/7 service to Plymouth. Paddington to Penzance mainline trains stop at St Germans (approx. 10 miles away), with the A38 at a similar distance. GENERAL INFORMATION VIEWING – Strictly by prior appointment through: Lillicrap Chilcott, Landrian House, 59-60 Lemon Street, Truro, Cornwall, TR1 2PE. Telephone: (01872) 273473. E-mail: [email protected]. POST CODE – PL10 1NF. SERVICES – Mains water, electricity, drainage, oil central heating. For Council Tax see www.mycounciltax.org.uk. DIRECTIONS – From the Trerulefoot roundabout on the A38, take the A374. After about 3 miles turn right onto the B3247 towards Cawsand. Pass through the village of Crafthole and then after about a mile take the right hand turn to Whitsand Bay. Go along this glorious coastal road with Rame Head in the distance. As the road bears round to the left and down the hill towards the village of Cawsand, follow the road around Fort Picklecombe and at the end of this road turn right down into the village of Kingsand. From the car park in the village walk down to the water and The Cleave is on the left hand side. Follow this along the waterside away from the village and Norr Rock is the penultimate house on the left hand side clearly visible the Norr Rock sign over the pavement and with a Lillicrap Chilcott For Sale board. The Appraisal In the spring of 2000, the Parish Council decided to carry out a parish appraisal to provide a better understanding of issues of concern to the community that needed to be incorporated into the Parish Plan. Funding for the appraisal was obtained from Caradon District Council and via a grant from the Countryside Agency. Each club or organisation in the parish was invited to put forward a representative to form a working group, with three parish councillors. A list of those organisations that participated is included at the end of the document. Following the return of the appraisal questionnaires and the analysis of the findings, carried out by local statistician, Denis Allom, a public consultation was held on the findings and to seek the community’s views on additional suggestions made by respondents.
