The site is situated on the eastern side of Totton, close to the centre, in a well established residential area. Testwood recreation ground and sub- urban residential housing surround its immediate location.

The site is located on the A36, connecting to the A31, A336 and close to the M27.

0.3 miles away form the site to the west is a green belt of wild marsh land and the River Test which separates the built up area of West Southampton.

The site is an irregular parcel of land HAMTUN CRESCENT bounded to the north east by one storey residential bungalows; to the south east by Testwood Lane; to the south west by Salisbury Road and to the north west by one storey TESTWOOD RECREATION residential bungalows. GROUND

The site sits within the eastern side of Totton within an established residential area. The existing two storey building is intended to be demolished to facilitate the new proposals.

The site is relatively flat and has good existing vehicular access points from the road.

There are bus stops directly outside the site on Salisbury Road with routes north and south.

Part of any process of considering a new building needs to be conscious of where the proposal will be viewable from.

As part of our initial work we carried out a photographic view analysis of 6 where the site could be seen from. And how it is approached.

This building storey height study shows the surrounding building heights in the existing Testwood Social Club’s locality.

The site has part two storey, plus roof, located towards the front of the site and is a clear step up from the bungalows to the north east and west.

Given the void in the street scene that is created by the car park at the front the current two storey is set back some way from the building line.

As a corner site we think this land offers the potential to go higher than two storey while respecting the overall building height existing on the corner and respecting the scale of the neighbouring bungalows.

Layout

The layout of the scheme has been driven by the analysis of the site and the surrounding context.

The proposal provides a strong street frontage onto Salisbury Road and Testwood Lane, with well defined legible entrances. Windows will be positioned to allow privacy to residents but also provide good levels of natural surveillance.

Behind this frontage the design responds to neighbouring buildings to the north east and north west by providing good separation and no overlooking windows.

All flats have been orientated to allow for good levels of natural light and allow windows in multiple directions.

In terms of amenity space, each flat has a private balcony, or if on ground floor a patio.

Cycle and Refuse storage are provided in outside stores, with access to the roadside for collections.

Scale and Massing

We have reviewed the scale of the surrounding buildings and designed the proposal to compliment these. While a variety of scales and forms exist in the immediate surroundings, we think this proposal addresses these well while also maximising the opportunity for affordable housing on this brownfield site.

Arranged over two and three storeys the proposal steps up from lower scale 1.5 storey scale near to 114 Salisbury Road. Similarly on Testwood Close the scale steps down to address the scale of the neighbouring bungalow. The corner of the site and these two roads acts as a visual pivot and offers the opportunity to bring the scale briefly to a full three storeys.

This proposal will compliment and add interest to the area, with a broken up and stepping mass.

Materials

Materials in the area vary but brick and render is often the common theme. Materials are chosen to be familiar, robust and drawn from a local palette.

The principal elevational material will be a good quality multi stock face brick. A secondary brick and copper coloured seamed cladding is suggested for the set back areas to help provide additional articulation to the elevations. Areas of detail will be defined in a palette of brick detailing, and feature cladding, all subject to further detail design and consultation with the local authority.

Emphasis on brick selection, bond patterns and integration of architectural elements such as front doors, canopies and bays will be key to delivering a pleasing environment for all.

We have shown some architectural precedents over these pages that we feel could have an influence on the way the design progresses.

Hard and Soft Landscaping

A group of mature trees exist at the south west corner of the site and plenty of trees and mature hedge exist in the immediate location, these would be retained.

All planting would be native, robust, easy to maintain and seek to define the edges between public and private spaces.

In terms of proposed landscaping we have included a low screen of new hedging to soften the Salisbury Road and Testwood Lane boundaries. New tree planting can soften the currently bare frontage at the existing car park as well as hedging and trees to soften the landscaping to the inner parking rear of the flats.

Shrub and hedge planting will help to define defensible space for the ground floor flats. While trees would be of relatively small native fruiting varieties.

Hard surfacing will be simple, robust and easy to maintain.
