2164/HS Amin 1A Ben Rhydding Drive, , LS29 8AY Heritage Statement

1. Introduction This statement has been prepared on behalf of our client in support of a Householders Planning Application.

2. Location The application site is located in Bed Rhydding, approximately 10 miles north of and 7 miles to the south- east of Skipton. The site itself is on the junction of Ben Rhydding Drive, Bolling Road and Wheatley Lane.

Directly north, east and south-east are residential dwellings whilst to the west terraced shops line the road. The site is generally flat. There are mature trees and shrubs around the front perimeter of the site. Some of the trees (1 Beech, 1 Oak, 1 Maple, 3 Sycamore) have TPOs. The proposed works should not affect the existing trees. The site sits on the edge of the Ben Rhydding Conservation Area. The property is not listed. Buildings within the conservation area are characterised by large houses with generous gardens. Stone, render, slate and red tile roofs are the predominant building materials. The Ben Rhydding Conservation Area Assessment states: ‘The village of Ben Rhydding has developed over the last four centuries and as a result a number of different building styles are present. These range from the 17th century vernacular cottages that formed the original heart of the village of Wheatley to the stylised Edwardian and Victorian houses and commercial buildings built at the end of the 19th century.’ The site has been identified as an area providing a positive contribution to the character but this classification in no way means the application site has a special architectural, historical or archeological interest.

3. Site The application site was originally 1 Ben Rhydding Drive. In 1978 its garden was subdivided to form 1A Ben Rydding Drive. A bungalow with a conservatory (at the rear along) plus a single storey detached garage occupy the site. The facing materials of the buildings are stone and render walls with concrete roof tiles. UPVC windows, doors, gutters and downpipes complete the materials.

4. Planning History There is no relevant planning history for this site except for in relation to the removal/pruning of trees. The most recent application being in 2018.

5. Proposed Works The proposal is to add a first floor to the bungalow. The conservatory will be removed and replaced with a single storey rear extension. Altogether this will provide accommodation consisting of a living room, dining room, study, open plan kitchen/dining/family and utility/boot room to the ground floor plus 4 bedrooms (two with en suites) and house bathroom to the first floor. The proposal also adjusts the front of the building to provide a symmetrical and balanced elevation. The roof layout has been updated to reflect the increased height of 2.5m and the adjustment of the front elevation. This will provide two gables to the front elevation.

The proposed facing material will match the existing therefore stone/render walls, concrete tile roofs, UPVC windows & doors plus metal frame bi-fold doors.

6. Impact of the Proposal Adding a first floor changes the overall scale and appearance of the existing dwelling however the increased height will not be out of keeping with other dwellings in and around the application site. The house is set back from the street and with the mature trees the proposal should not detract from the street and the conservation area.
