2005, 2015, and 2019 South Main Street and 111 West 21st Street Ms. Lillian Meyerson Andersen Environmental Project No. 1309-1542 EXECUTIVE SUMMARY Andersen Environmental has performed a Phase I Environmental Site Assessment (Phase I) for a light industrial property located at 2005, 2015, and 2019 South Main Street and 111 West 21st Street, in Los Angeles County and the City of Los Angeles, California, Assessor’s Parcel Number: 5126-030-009. The research conducted for this study and the report prepared are in conformance with the United States Environmental Protection Agency (USEPA) All Appropriate Inquiry (AAI) standard and the American Society for Testing and Materials (ASTM) E 1527-05 scope of work. Site Description According to our research and information provided by the client, Ms. Lillian Meyerson, the following addresses have been found to be associated with the subject property: 2005, 2011, 2013, 2015, and 2019 South Main Street and 101, 111, and 117 West 21st Street, Los Angeles, California. The subject property is located on the northwestern corner of South Main Street and West 21st Street, in the City of Los Angeles. The subject property is approximately 0.40 acres (18,000 square feet) in size and is occupied by a single- story office/warehouse structure, which is approximately 12,000 square feet in size. The building is currently occupied by George M. Fabric Co., a furniture fabric distribution company. The remaining portions of the property consist of a concrete-paved parking area on the western portion, which is enclosed by a chain link fence. The surrounding area is mostly used for commercial and industrial purposes. Groundwater is estimated to be in excess of 200 feet below ground surface in the area of the site. No significant hazardous material storage or recognized environmental conditions were observed at the site. Those interviewed, as persons familiar with the site were not aware of any negative environmental conditions associated with the property.
