The Case of Doha, Qatar
Mapping the Growth of an Arabian Gulf Town: the case of Doha, Qatar Part I. The Growth of Doha: Historical and Demographic Framework Introduction In this paper we use GIS to anatomize Doha, from the 1820s to the late 1950s, as a case study of an Arab town, an Islamic town, and a historic Arabian Gulf town. We use the first two terms advisedly, drawing attention to the contrast between the ubiquitous use of these terms versus the almost complete lack of detailed studies of such towns outside North Africa and Syria which might enable a viable definition to be formulated in terms of architecture, layout and spatial syntax. In this paper we intend to begin to provide such data. We do not seek to deny the existence of similarities and structuring principles that cross-cut THE towns and cities of the Arab and Islamic world, but rather to test the concepts, widen the dataset and extend the geographical range of such urban studies, thereby improving our understanding of them. Doha was founded as a pearl fishing town in the early 19th century, flourished during a boom in pearling revenues in the late 19th and early 20th century, and, after a period of economic decline following the collapse of the pearling industry in the 1920s, rapidly expanded and modernized in response to an influx of oil revenues beginning in 1950 (Othman, 1984; Graham, 1978: 255).1 As such it typifies the experience of nearly all Gulf towns, the vast majority of which were also founded in the 18th or early 19th century as pearl fishing settlements, and which experienced the same trajectory of growth, decline and oil-fuelled expansion (Carter 2012: 115-124, 161-169, 275-277).2 Doha is the subject of a multidisciplinary study (The Origins of Doha and Qatar Project), and this paper comprises the first output of this work, which was made possible by NPRP grant no. -

www.valustrat.com Real Estate Market 4th Quarter | 2019 Review VPI ValuStrat Price Index Residential The fourth quarter 2019 ValuStrat Price Index (VPI)-Residential, displayed an overall 5.0% annual and 0.8% quarterly decline in capital values. Villa and freehold apartment prices saw marginal QoQ declines of 0.5% and 1.8% respectively. Amongst freehold apartments, The Pearl witnessed the highest overall decline in values followed by West Bay Lagoon and Lusail. A quarterly capital depreciation of less than 2% was observed in clusters of Ain Khaled, Abu Hamour, West Bay Lagoon, Umm Salal Ali and Al Khor. The remaining clusters experienced no change in capital values. Gross yields for residential units averaged at an overall 5.0% adjusted by 6.1% for apartments and 4.5% for villas. In the face of rapid urban development, population growth, and socio-cultural changes, most historic districts in the Gulf are experiencing difficulties in making the necessary adaptation and adjustments to the present needs and changes. On the one hand, most of these districts are suffering from decay and dilapidation. On the other hand, many of them are being erased and replaced by new business districts. Consequently, historic districts are being neglected and are losing their identity. Doha, the capital of the state of Qatar, is experiencing a rapid growth in its economy and population, resulting in the transformation of its built environment. This transformation is characterized by multiple construction projects and the abandonment of old historic neighborhoods. The aim of this thesis is to examine the impact of this rapid urban development on the socio-cultural spaces in Doha‟s historic neighborhoods, focusing on „Fareej Old Al- Hitmi‟. -

Hill International Selected as Project Manager for Two Major High-Rise Developments in Qatar Doha, Qatar - June 22, 2006 - Hill International, the worldwide construction consulting firm, has announced that it has been awarded two contracts to provide project and construction management services for the twin Palm Towers and West Bay Lagoon Plaza developments in Doha, Qatar. The two contracts have a combined value to Hill of approximately QAR26.3 million ($7.2 million). The Palm Towers consists of two 57-story residential and office towers as well as a shopping center. Located near the Doha Corniche, and adjacent to the Al Bidda Tower currently under construction, the Palm Towers will contain approximately 254,000 square meters (2.73 million square feet) of space. Total duration of the construction phase is 36 months. The West Bay Lagoon Plaza consists of two 35-story residential and office towers as well as a shopping center. Located near the Ritz Carlton Hotel, and adjacent to the Grand Hyatt Hotel currently under construction, the West Bay Lagoon Plaza will contain approximately 275,000 square meters (2.96 million square feet) of space. Total duration of the construction phase is expected to be 30 months. The local firm of MZ & Partners is the architect for both projects. "These impressive towers will contribute to the rapidly-changing skyline of Doha," said Raouf S. Ghali, President of Hill's International Project Management Group. "Hill is very excited to have been selected to manage such ambitious projects," Ghali added. During its period of development, the State of Qatar worked on large megaprojects designed to attract global investments and tourists. Also, the current process of globalization has greatly contributed to increasing competition between cities and promoting the development of public art within new urban developments. This research study discusses the role of public art in influencing urban environments in Qatar, namely within Katara Cultural Village. The study explores the extent to which such an approach can raise local communities’ environmental awareness as an indirect input to the process of upgrading the desires of those living in these areas and of international tourists. In addition, it reviews the experiences of different types of catalysts for regeneration, such as art and culture, that can enhance the built environment’s recognition, value, and economic growth. A qualitative evaluation is employed for this research study, which leverages subjective methods such as interviews and observations to collect substantive and relevant data while examining the interaction of connectivity, attraction, and development as they relate to economics and other multifaceted aspects of development. -
