(DST) was retained by Trinity Development Group Inc. (herein referred to as the “Client”), to conduct a Phase One Environmental Site Assessment (ESA) for the properties located at 951 Gladstone Avenue & 145 Loretta Avenue North, Ontario (herein referred to as the “Site” or the “Phase One Property”). The Site location is shown in Figure 1 in Appendix A. The purpose of the Phase One ESA was to evaluate actual and potential environmental concerns on the Site and to assess the potential for the Site to be impacted by the current and/or historical uses of the Site and the surrounding properties. DST has completed this Phase One ESA in accordance with Ontario Regulation 153/04 Records of Site Condition – Part XV.1 of the Act under the Ontario Environmental Protection Act, R.S.O. 1990, chapter E.19 (O. Reg. 153/04), as amended. The scope of a Phase One ESA does not include sampling and analysis of potentially contaminated media. Information regarding the Phase One Study Area (the Site and an area within 250 m of the property boundary) was compiled through a records review, Site and surrounding area reconnaissance and interviews with individuals knowledgeable about the Site.
