Manor House The Manor House is a prominent and impressive Grade II Cotswold stone village house with its origins in the 17th Century with later additions. It is understood the house was extended in the early 1920’s but limited improvements have been made in recent years. The house is currently un- modernised and it is expected that a substantial renovation will be required. The house is built of Cotswold stone under a stone tile roof with the accommodation arranged principally over two floors. The Manor House is entered off the village green through a five bar wooden gate and into the courtyard to the rear of the house. The house itself was last sold in 1914 and the previous occupant, the renowned academic Nancy Sandars, lived in the house from this date until 2015. The principal reception rooms are of good proportion and are south/west facing overlooking the gardens. To the other end of the ground floor are a series of domestic offices that could be re-configured for a number of uses. On the first floor is a selection of bedrooms, again of good proportions with two bathrooms, all of which are in need of modernisation allowing the arrangement to be flexible for the incoming purchaser. The second floor attic rooms are spacious and could provide an additional two bedroom / two bathroom suite. The Coach House has been part converted into a two bedroom guest/staff cottage, as well as retaining the existing Coach House and Tack room with Log store to one side. The Coach House is constructed of stone under a stone tiled roof, and forms one side of the courtyard.

Coach House - Ground Floor Coach House - First Floor Croft Cottages Croft Cottages lie adjacent to the main house on the other side of the village lane, and currently consist of a short terrace of three cottages. The Grade II listed cottages are built of Cotswold stone under a tile roof and date from the early nineteenth century, with pitched roofs and stone mullion windows. The cottages have been let on assured shorthold tenancy agreements, that have provided a useful income. There may be the opportunity, subject to planning, for the cottages to be converted into 2 larger properties. All of them have good size gardens. The accommodation consists as follows:- • 1 Croft Cottages 674 sq ft, 2 bedrooms, kitchen, sitting room, bathroom, kitchen • 2 Croft Cottages 770 sq ft, 2 bedrooms, sitting room, kitchen, bathroom • 3 Croft Cottages 1243 sq ft, 3 bedrooms, sitting room, kitchen, bathroom Croft Cottage 3 Croft Cottage 2 Croft Cottage 1 Ground Floor Ground Floor Ground Floor

Croft Cottage 3 Croft Cottage 2 Croft Cottage 1 First Floor First Floor First Floor Gardens and Grounds The gardens and grounds surround the house on the south and west side and have been well laid out. Currently the gardens do require some attention but the infrastructure and landscaping is mature, and there is huge potential to reinstate what were once stunning gardens. Stretching away to the south of the house is a woodland copse, with mature trees and an old ruined building known as the tin hut. At the far end is a gateway that leads out onto the village lane and could potentially provide the entrance for a new driveway. To the south west of the house are two large paddocks (Lot 2), as seen on the plan. They amount to approximately 14 acres.
