The site, which can be accessed from the Spout Hill at the junction with New Hey Road, is approx. 0.41 hectares in area and is situated approx. 1km to the south west from the centre of Rastrick village.
The site lies between the properties directly facing New Hey Road and the cul-de-sac of dwellings on Sage Grove with mature trees outside the application site along the north-west boundary. Aerial View from South-East Location

Site Analysis – Key Areas Access Access will be from the Spout Hill/New Hey Road Junction. Existing mature trees to Building Proximity remain outside application Properties along New Hey Road occupy an elevated position to the eastern boundary plus 3 storey houses to Sage Grove are located to the west of the site with increasing elevated height along the existing public footpath. Public Footpath An existing public footpath runs along the western boundary leading from Sage Grove to the west and exiting next to Delf Cottage onto Delf Hill. Topography There are significant falls across the site of approx. 15m level difference from the high entrance at Spout Hill to the northern corner. A high eastern boundary exists with rear garden boundary walls which any new scheme needs to avoid undermining the existing structures.
