660 S. FIGUEROA STREET Downtown Los Angeles is the central business district and geographical center of the second biggest city in the nation

Downtown Los Angeles, the central business district and geographical center of the second biggest city in the nation, is an increasingly vibrant and diverse market. The 5.84-square-mile area is typically broken down into more than a dozen smaller districts, including the Arts District, Bunker Hill, the Fashion District, Gallery Row, the Historic Core, Little Tokyo and, of course, South Park. Bounded on all sides by freeways that offer immediate access to the larger region, Downtown Los Angeles is also home to the hub for the city’s burgeoning Metro rapid transit system.

Though its appeal has historically ebbed and flowed with the times, Downtown Los Angeles is undergoing a renaissance like never before, sparking unprecedented growth and sustained optimism about the area. It has long been home to a stable base of professional services firms that have buoyed its daytime population, though was once considered a ghost town after business hours. Now, in addition to a workday population upwards of half a million people, the area has lately drawn thousands of new residents, hundreds of new retailers and dozens of new companies that now call area home. In fact, the Downtown Center Business Improvement District, which covers only a portion of the total geography that makes up what is considered Downtown Los Angeles, counts more than 65,000 residents in the area, a number that has tripled over the last two decades and is expected to double again in the next decade.

Residents and employees in Downtown Los Angeles are, by and large, young, educated and financially stable. Four out of five residents, with a median age of 38, hold a four-year degree or higher and boast a median income of $98,900 a year. Employees in the area, with a median age of 39, exhibit similar levels of accomplishment, with 76% of them holding a four-year degree or higher and a median income of $97,800. Taken together, the demographics of the areas resident and employee population base make for an attractive economic environment.
