Page Number 1 01234\034\1207151.v3 EXHIBIT C NOTICE OF PUBLIC HEARING - PLANNING BOARD - BOROUGH OF PARAMUS PLEASE TAKE NOTICE: That an Application has been made by Paramus Park Shopping Center Limited Partners c/o Brookfield Property Group, owner and operator of the Paramus Park Shopping Center located at From Road, A&S Drive and Sears Drive, Paramus, New Jersey (Block 5203, Lots 1, 2 & 3; Block 5204, Lot 1; Block 5303, Lot 4; Block 6207, Lot 2; and Block 5004, Lot 6), for a Minor Site Plan Amendment to a previously approved Site Plan to permit a new separate customer entrance, façade renovations and exterior signage for the new retail tenant location for Salons by JC at the Paramus Park Mall, as well as a new sanitary sewer line to service Salons by JC. The Property is located in the HCC Highway Corridor Commercial Zone and HCC-2 Highway Corridor Commercial Zone – 2, and all improvements are in the HCC Zone. There are no variances associated with the minor site changes associated with the new Salons by JC customer entrance. Paramus Zoning Ordinance Sec. 429-193(A) permits a building sign that is 5% of the usable wall area or 100sf, whichever is less. The first exterior sign proposed by Salons by JC is 87.50 SF, which is more than 5% of the wall area, requiring a variance pursuant to N.J.S.A. 40:55D-70(c). The second exterior sign proposed by Salons by JC is conforming. 2. Paramus Zoning Ordinance Sec. 429-193(A) permits building signage for retail tenants of an enclosed shopping mall where the tenant has 35,000 SF of gross leasable area within the mail and where the tenant has a separate customer entrance. Salons by JC has less than 35,000 SF, but proposes a separate customer entrance requiring a variance pursuant to N.J.S.A. 40:55D-70(c). This Notice is deemed to include such other variances, waivers, exceptions, and non- confirming conditions as may be determined to be necessary by the Paramus Planning Board in reviewing this Application for building signage. A public hearing before the Paramus Planning Board has been ordered for ___________________, 2020 at 7:00 p.m., and as may be continued thereafter, in the Borough Hall, Jockish Square, Paramus, New Jersey and when the case is called you may appear either in person, by agent, or by attorney, to present any comments which you may have in connection with this application.
