compensation (@ Rs.25,00,000/- per acre as the land is nearer to the existing village and negotiations failed and the Revenue Divisional Officer, Nellore & Land Acquisition Officer has again conducted

negotiations on 23.03.2020 and the land owners come down and requested to pay compensation @ Rs.23,00,0001 per acre. The Revenue Divisional Officer, Nellore and the Tahsildar, Muthukur have

inspected the proposed land and reported that the lands are nearer to the existing villages. The matter

has been discussed in the meeting in detail. After detailed discussions, the negotiations committee has

accepted the rate offered by the land owners as the land is nearer to the existing Vallur & Thallapudi villages and decided to approve Rs.23,00,0001 (Rupees twenty three lakhs only) per acre to pay

compensation justifoing with the following reasons:

l.The proposed land is a Patta Wet land

2.The proposed land is a plain land and at present no crop on ground and usually paddy crop raised.

3.The proposed land is situated in a distance of 100 mtrs from the main villages of Vallur and Thallapudi villages.

4. The proposed land is situated within a distance of 10 KM from SEMBCORB AND 8 KM from AP GENCO.

5. The proposed land is situated in a distance of I .5 KM from - Nellore Road.

6.As per the online basic values of Agricultural Land fit for House sites of Vallur village is Rs.33,88,000/- which is higher than the market value fixed in this case and it is also less than the compensation i.e., Rs.23,00,000/- per Acre (lncluding all benefits) as requested by the ryot.

7.The Non-Agricultural sales in the vicinity are very high i.e., Rs.48,40,000/- per acre, hence comparatively the rate of compensation requested by the Land loser i.e., Rs.23,00,0001 per Acre is very less.

8.The area is already developed with establishment ofpower plants.

9.The proposed land is very fertile with block soil, two crops of Paddy raised with the aid of motors.

l0.As per the basic value of the Wet lands of Vallur village, the sale per acre is arrived for Rs.20,13,940/- and the land losers have given their consent for Rs.23,00,000/- per Acre.

I l.The enhancement of land value is l4%.

l2.Due to the above reasons the negotiations committee have decided to increase the compensation per acre value is Rs. 20,13,940/- to Rs.23,00,000/-.

Hence, the apportionment of compensation will be paid as follows:
