Why Accelerator
Utrecht Science Park is the beating heart of one of the most competitive regions in Europe and the largest science park in the Netherlands with 27,000 employees and over 51,000 students. The internationally leading life sciences & health community at Utrecht Science Park consisting of renowned research institutions, medical centers and companies, works closely together to find innovative solutions for a longer and healthier life, now and in the future.
For the purpose of social impact and economic value, Utrecht Science Park aspires to achieve a significant growth of the number of R&D jobs at companies at Utrecht Science Park. To realize this ambition there is an urgent need for commercial space. Organizations that are already established at Utrecht Science Park require more commercial space in order to grow. In addition, more and more organizations want to become part of the Utrecht life sciences and health community and therefore establish themselves at Utrecht Science Park. Accelerator responds perfectly to this need. This new multi-tenant building offers space for life sciences & health organizations at Utrecht Science Park. Genmab and Merus, two leading companies in the Utrecht life sciences & health community, will move into Accelerator. Accessibility
Accelerator is located in a prime location on the largest science park in the Netherlands. Utrecht Science Park can easily be reached by public transport, including bus and tram. Accelerator is located next to the brand new end station of tram line 22, providing a direct connection to Utrecht Central station. Additionally, Accelerator is easily accessible by car as it is located directly at the exit of the A28. The building has its own parking garage with 109 parking spaces, including a vast number of spaces with an electric charging station. These parking spaces will be rented out pro rata to the leased space. Next to Accelerator lies Park & Ride Utrecht Science Park, which has 500 public parking spaces, so visitors can always find a parking space. Of course the most sustainable mean of transportation remains the bicycle. That is why Accelerator has its own bicycle parking with space for over 300 bicycles. You can walk straight into the reception area from the bicycle parking. Certainly, good shower facilities are provided for cycling colleagues. Kadans Science Partner
Kadans Science Partner has many years of experience in creating tailor-made accommodation for companies and institutions in the knowledge-intensive sector, throughout their life cycle. Through developing and operating, Kadans Science Partner has learned what life science companies’ needs are. By now, Kadans Science Partner has (re)developed and operated 200,000 m2 of buildings, which means that we have everything we need to realize the proper accommodation facilities for every knowledge-intensive organization. Kadans Science Partner offers entrepreneurs in their buildings the possibility to integrate specific wishes in terms of layout, fit-out or equipment. This creates a tailor- made accommodation solution for the tenant that “fits” the development process of the company.
Kadans Science Partner is already active at twelve campuses and science Parks in the Netherlands and abroad. Here we play an essential role in the 12 campuses innovative ecosystem, for example by making the general facilities of our Groningen buildings available, giving companies the opportunity to continue to grow and by offering tenants a total package of services. Kadans Science Partner also offers tenants access to its network of coaching, advice, financing and specialist 27 properties equipment. Accelerator is part of the innovation ecosystem at Utrecht Science Park, which is the home of Utrecht University, Utrecht University Medical Centre, Hogeschool Utrecht, Hubrecht Institute, Danone Nutricia Research, Genmab and Merus, among others. The close proximity of start-ups, scale-ups and large companies, in addition to the university and other research and educational institutions, provides the opportunity for many formal and informal contacts to be made. These contacts often form the basis of knowledge sharing and create opportunities for continuous cross-pollination, which in turn lead to innovations, new business and employment opportunities.
Kadans Science Partner plays an essential role in the innovative ecosystem at science parks by making the general facilities of its buildings available and by connecting organizations. Flexible and sustainable
Accelerator will be a high-quality multi-tenant building fully focused on the life sciences. The representative and iconic building offers space for several companies that would like to grow further. Due to the generic layout, the floor areas offer all space needed to facilitate various functions. Because there are no obstructive construction elements, the spaces are free to be arranged as you wish. Every part remains accessible to create optimal flexibility. The tenant can lease a full floor, part of a floor or even several floors with, for example, a private staircase connection.
On the north side, it is possible to design the entire floor field as a laboratory. The offices are located on the south side, though they can also be arranged on the north side. The spaces will be delivered shell-state, equipped with a finished cooling ceiling with the required connections available above the corridors or shafts.
Accelerator has been specifically developed for life science companies. The building is therefore equipped with installations to deliver the typical life science operating materials, such as liquid nitrogen, various gases (CO2, O2, N2, vacuum, compressed air) and liquids (demi-water, process cooling water, drinking water). Other essential facilities such as an emergency power generator, distribution area and laboratory waste rooms are also present. The building consists of a low-rise section of 5 story floors with a high-rise section of another 6 lettable story floors on top. All floor areas are free of columns and other obstructing components. Between the floor areas is the central zone where various supporting functions are housed, such as elevators and stairs, shafts and meeting rooms. The floors in the high-rise section are easily accessible from three separate elevators, one of which is suitable as a goods elevator.
Various floors are still available in the high-rise section, each with an area surface of approximately 1,100 m2. These floors can also be divided into smaller lettable sections.
The floors are four meters high (3 meters free space from floor to ceiling), which means all spaces are suitable for both laboratories and offices. The building is already equipped with a distribution network for operating materials that are needed in a life sciences environment. In addition, there is still room in the shafts to add additional distribution of operating materials. The floors are delivered as shell-state, giving the tenant the freedom to optimize the layout for his own activities.
Flexibility is key, which is why comfortable workplaces can be created in all sorts 460 m2 of ways. Accelerator invites you to come in. Upon entering, it is instantly evident that it is not a traditional reception area. The open space you enter is a multifunctional zone where meetings, business to business activities and food and drinks come together. It is a cozy space with seating areas that can serve as a workplace, lunch table or even a location for informal meetings. All kinds of events can be organized on the ground floor. Accelerator will be the new center for business at Utrecht Science Park, where meetings take place and the innovative ecosystem is expressed.
“Slow down to speed up, Accelerate!”
Receptionist Accelerator does not have a traditional reception desk. Instead, you will be greeted by the ‘Receptionista’ who can make you a good cup of coffee. While you are enjoying your coffee the Receptionista will inform your host of your arrival and your personalized badge is being printed. With this badge you get access to the agreed spaces.
Business Plaza Working, relaxing, eating, meeting and ideas all have a place at the Business Plaza. The Business Plaza is a versatile space with ambiance, privacy and comfort, both inside and outside on the terrace. The restaurant has many options, it has 300 seats and a terrace on the south side. The Business Plaza provides savory delicacies from its own bakery, fresh juices, à la minute preparations of sandwiches, spreads, toast (hot and cold), freshly made soups, traditional egg dishes, (meal-sized) salads, snacks and desserts. Various meeting rooms are available on the ground floor for tenants of Accelerator as well as for external parties. You can choose from different types of meeting rooms, from small rooms to rooms for 30 people. You can hold informal meetings with colleagues or have brief bilateral consultations in the Business Plaza. The meeting rooms are equipped with modern audiovisual resources. Moreover, the meeting facilities are easily accessible, even for external parties and also outside office hours.
Furthermore, there is an auditorium that is very suitable for events. The auditorium with a height of seven meters can accommodate 250 people and can be used for events with the addition of break-out rooms for workshops and lectures. Kadans Science Partner is already present at various science parks. All tenants of Accelerator can use the various meeting rooms and workplaces in other multi-tenant buildings of Kadans Science Partner. For example, you may use the meeting facilities at campuses and science parks in Wageningen, Nijmegen and Breda.
Meet and connect
Meeting is central to Accelerator. The ground floor has a restaurant, barista, meeting center and inspiring atrium, where there is always some excitement and where meetings naturally occur. It is the calling card of the building and of the science park. The cross-pollination between different users and disciplines leads to inspiration and innovation, which is exactly what Accelerator wants to contribute to.
Kadans services
Kadans Science Partner remains involved with the building for a long period of time. Kadans Science Partner takes care of the operation and management of the building. For this, Kadans Science Partner has its own professional property management organization. This organization takes care of commercial, technical, administrative and facility management. The property management organization is the first point of contact for all tenants in case of any questions or issues related to the building. Since we value high- quality service, the property management organization will take care of any accommodation matters so you can stay focused on your core business. If there is a need for more or different accommodation during the lease period, Kadans Science Partner will make every effort to find a suitable solution for the new accommodation demand together with you and with the Utrecht Science Park Foundation. In addition to its own real estate management organization, Kadans Science Partner also has a permanent hospitality team for Accelerator. This team takes on all tasks related to the reception, supervision and departure of both employees and guests.
