DIRECTIONS From Shrewsbury town centre, either take the B5067 direct to Baschurch and the access to the land off the Shrewsbury Road is on the left hand side between properties Symondstone and Almora, shortly after passing the turning along Mil- ford Road. Alternatively, head West from Shrewsbury on the A5 (direction Oswestry), turn right onto the B4397 (signposted Ruyton XI Towns and Baschurch). Carry straight on through Ruyton XI Towns. Upon arriving at Baschurch, turn right (signposted Shrewsbury B5067) and continue through the village. The site is located on your right hand side.

PLANNING CONSENT The site has outline planning consent (Ref: 14/01123/OUT) for mixed residential development and medical centre to in- clude access.

ACCESS Access to the residential element of the site is directly off ’Shrewsbury Road’ which runs through the centre of Bas- church. Access for the surgery is off Milford road. The purchaser will be responsible for the creation of the new access as agreed in the outline planning permission.

SERVICES Mains water, electricity and drainage are available within the village of Baschurch and the village will be one of the first areas in the country to have super fast broadband in the near future. COVENANTS
