Hill Farm Cover.indd 4 29/03/2021 11:07 Hill Farm Pages.indd 1 29/03/2021 11:06 Accommodation summary A stunning and secluded Grade II listed farmhouse which sits in around eight acres of land and enjoys wonderful countryside views. Hill Farm is a rural property about 2 miles from the sought after village of Shenington. It is accessed by a long, shared driveway and offers flexible accommodation and potential for additional income. Enter through the exquisite light-filled green oak garden room with its spacious windows, glass roof and traditional flagstone floor. French doors open onto the patio and picturesque front garden. An oak stable door leads onto the courtyard. The garden room is very flexible with a sitting area and ample space for family dining. It links the main house with the barn conversion and has doors to the kitchen and the barn boot room. The kitchen has a Sandyford Sherlock range cooker and an original bread oven set in an Inglenook fireplace, ample work surfaces, two sinks, two windows to the rear, a window to the front and space for a breakfast table. The snug has a wood burning stove, windows to the front and rear, a door to the front and access to the cellar that is used as a utility room with space for appliances and extra storage. The hallway has a door to the rear, doors to the dining room and snug and access to the stairs. The dining room can seat eight to ten guests, has exposed beams and a window to the front which captures lovely views. This room could also be used as a cosy study. Hill Farm Pages.indd 2 29/03/2021 11:06 Hill Farm Pages.indd 3 29/03/2021 11:06 Seller Insight Rurally situated approximately 8.5 miles west of Banbury in the Cotswold Area of Outstanding Natural Beauty, Hill Farm is a beautiful Grade II listed thatched farmhouse dating back to 1750. Sitting in eight-acres of mature pastureland surrounded by wonderful wildlife-rich hedgerows the property comes with a two-bay field shelter and a large pole barn ideal for those with horses or other livestock. ‘We had been looking for a property for some time without success but the moment we drove into the yard at Hill Farm we knew we had found ‘the one’. The old place has needed a lot of work over the 12 years we’ve lived here; we’ve updated it, converted the old barns into additional accommodation and added a beautiful green oak conservatory. I’ve come to realise that you are never really the owner of an old building like this but rather a custodian – we’ve relished having it in our care. ‘I particularly love the old part of the house with its wonky walls and beautiful Inglenook fireplaces. There’s nothing better on a cold winter night than to pull down the blinds in the kitchen, cook a lovely roast on the range and sit round the table chatting and listening to music.’ The children, who have grown-up and gone now, all look back on life at the farm as a really fun time. They lived here during their gap years and then again after university and loved the fact that they had their own front doors and enough space to have lots of mates over to stay.’ We have found that having the two separate living areas with their own access has been very useful when extended family and guests come to stay and having a generous sized office away from the main house is essential these days! ‘The gardens to the front are particularly special in the spring and early summer and offer a blissfully quiet and peaceful place to relax and entertain. Sitting in the hot tub on a warm evening whilst watching the bats flitting about is heavenly.’ ‘The nearby village of Shenington has a very good primary school and a dear little nursery school. Shipston on Stour, Stratford-upon-Avon and Banbury all offer a full range of amenities and some excellent restaurants. Banbury station is 20 minutes away – trains from here to London take about an hour. The M40, M5 and Birmingham Airport can all be easily reached. Soho Farmhouse is just 20-minutes away.’ * These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. Hill Farm Pages.indd 4 29/03/2021 11:06 Hill Farm Pages.indd 5 29/03/2021 11:06 To the first floor, the landing has two windows to the front with window seats and a door leading up to a large attic. The main bedroom has a lovely fireplace, built in wardrobes and a window providing beautiful countryside views. The guest bedroom has built in wardrobes, exposed beams and a window to the rear. There are two further bedrooms, one to the front and one to the rear whilst completing the first floor is the family bathroom which has a window to the rear elevation. The large attic space to the second floor could be converted, subject to the relevant permissions into an excellent bedroom suite. There are exposed beams and trusses, a large open space ideal for a bedroom conversion, whilst a door leads to an additional room that would make a potential dressing room and en-suite. From the first floor landing, there is ladder access to a further attic room which, subject to the same permissions could also be converted. A window to the side provides panoramic views across the Cotswolds AONB to the Malverns! It is accessed via an internal lobby/ Boot room from the garden room. • Fallen 1914 - 1918
THE FALLEN 1914 - 1918 part two shenington THE FALLEN 1914-1918 About “The Fallen” – Part Two The author of The Fallen, a tribute to the men from Alkerton and Shenington who fell in the two world wars, is Alistair Cook of Tysoe Hill Cottage in Shenington. When former Shenington Green editor Carole Young appealed for information on the six men named on the Alkerton war memorial, Alistair, a confirmed ‘non-historian,’ decided to pursue a fascination cultivated over long dog walks: namely, the lost stories behind the many names engraved on the large chunks of stone that take pride of place in our local villages. The Fallen, Part Two follows the publishing of Part One in the December 2015 issue of the Shenington Green. Part one covered the stories of the men remembered on the Alkerton war memorial; part two honours the men whose names are listed on a plaque in Shenington church and Richard Coles, a young Shenington soldier whose name is honoured on a small wooden plaque hanging just below it. The Fallen was inspired by the stories of Epwell’s soldiers killed in the wars, compiled by local historian Eric Kaye, who also wrote the story of the Edgehill airfield. Alistair spent weeks finding the soldiers’ respective regimental details, where they are buried, what they had done, where they lived and the actions that took place on or around the dates they fell. This was all achieved with the help of the internet and a visit to the National Archives in Kew where Alistair was allowed access to all records, free of charge.

South Central Triathlon Training Camp & Coaching Development Camp 2019 Youth, TS3 and TS2 Thursday 1st, Friday 2nd, Saturday 3rd August TS1 Friday 2nd August At Sibford School, Sibford Ferris, Banbury, OX15 5QL And Shenington Go Kart Track Shenington Airfield, Shenington, Banbury, OX15 6NW** meet here on first day**Overnight camping with showers/kitchen available on site for both Thursday and Friday night. Aim-Athletes In 2018 South Central won the ‘National Triathlon Championships Relay’ races at the IRC. This is not only because we have outstanding athletes in our area, but it is also due to building strong relationships, and team spirit within the South Central regional events. Our South Central Camp now is now in its fourth year, and I believe this is where all these relationships grow and develop. Not only between the children but also the coaches/parents. It is so important that we work together to develop triathlon in our area and support these children. I hope your child can come and be part of our amazing journey so far! Aim -Coaches In 2019 we want to try and develop the coaching network throughout South Central so we can all support each other. So this year we would like to offer any coach involved in South Central to come forward and help volunteer. Please contact me by email: hesterpollock@hotmail,com if you feel this is something that you would like to be involved with. The more we all work together and learn from each other, the better our athletes can develop. You will need to be a member of BTF, be a Level 1 coach or above (This doesn’t have to be triathlon: could be swimming, or another related sport), and have a current DBS.

Banbury OX15 6LZ We have instructions to market this prominent site in the centre of the attractive village of Shenington, located under 6 miles from Banbury in North Oxfordshire. The site, which has been derelict for nearly 40 years, was last used as a builders yard in the 1960’s. It is located in a conservation area and benefits from excellent road frontage. The local planning authority have indicated that any development on the site should take account of the two existing structures. The aerial photograph below is believed to have been taken in 2011 since when, with the approval of the local authority, the trees have been removed from the site and it is now open for inspection. Visitors are asked not to enter the site unaccompanied but to make an appointment through Bankier Sloan. We believe that in addition to the existing structures it may be possible to obtain two properties on this site, with access from Rattlecombe Road. The historic and existing access to the site is from the village green which passes some loose boxes which form part of the site being sold.
