DESCRIPTION Park Cottages is an attractive Grade II Listed family house which is understood to date back theearly 19th century. It was originally two cottages, as the name suggests, belonging to the nearby Badminton Estate. Standing within a prominent edge of village position, the property is surrounded by its own lawned gardens and sun terraces which capture optimal light. The property is full of character and retains plenty of original detail including flagstone floors, leaded windows, stone and cast iron fireplaces as well as exposed timber and elm floorboards on the first floor.

In recent years the property has been considerably improved by the present owners who have also created a most attractive guest cottage which is also capable of fulfilling a number of different requirements. The cottage itself is beautifully presented and appointed to a high standard throughout. The rooms are laid out to provide a central hall off which is a study area and cloakroom. The drawing room is a very comfortable entertaining room with open fireplace and dual aspect windows. There is also a fireplace in the adjacent dining room. The kitchen/breakfast room enjoys views overlooking the garden and is fitted with a range of handcrafted units with granite work surfaces and a 4 oven AGA. Next door is the utility/boot room.

The four bedrooms are arranged over two floors. The principal suite has its own dressing room and newly fitted family bath. Both top floor rooms are a good size and have the original exposed rood beams. Externally the property is approached through a gateway with a short gravelled driveway leading to a parking area. Nearby is the newly created guest cottage which incorporates a sitting room which has two sets of opening French windows, a cloakroom/ shower room, potential kitchen and a mezzanine bedroom with storage cupboards. Apart from use as a guest cottage the building could be used by teenagers, or as a studio/home office. The landscaped garden is certainly a feature of the property and has been created with much flair and imagination. The lawned areas are interspersed with established trees and well stocked flower beds. There are also rose beds, herbaceous borders and a lavender garden. From the kitchen there is direct access to a sunken terrace which provides an ideal al fresco dining space. There is also a stone garden store.
