Guildford Borough Settlement Profiles Guildford borough Settlement profi les July 2013 1.0 Executive summary This document provides contextual information regarding each settlement in Guildford Borough Council. It should be read alongside the Village Hierarchy study in which we have scored, ranked and categorised each settlement according to a range of considerations. This review used sustainability indicators such as the availability and accessibility of services and facilities, and a functional score to assess how well our rural settlements work. We used the following categories: • urban area • semi-urban village • large village • medium village • small village • loose knit village / hamlet Figure 1 below shows the considerations we used to assess each settlement in order to compile the new settlement hierarchy. It also illustrates the linkages and overlap between these two documents. We have included detailed information regarding the environmental sustainability indicators, contextual information such form and character, and commentary regarding how well each rural settlement functions. We based the latter on feedback we received from each representative parish council. The functional score is split into a range of headline statements, further information of which is available in appendix one. Please note we have considered those settlements categorised as loose knit villages or hamlets (small groupings of homes) together, at the end of the document. This document is a technical study, and therefore it is not a consultation document. Given that much of this information is subject to change, this will be a living document. We will update it as and when newer information is made available to us. Development potential Each section concludes with commentary regarding the extent to which we feel each settlement could support additional growth. We have based this on a range of considerations including the category of settlement and environmental constraints. This does not include whether there is available capacity on land in that area. Those with a very poor range of services and facilities that have scored low within the settlement hierarchy are not sustainable locations. In accordance with national policy, we should be directing development towards sustainable settlements only. Guildford borough Settlement profiles 1 We have also highlighted those cases where we think that additional development has the potential to make a settlement more sustainable than it currently is. Another constraint to growth is a settlement’s environmental capacity. For instance, national planning policy prohibits development that would harm nationally designated landscapes such as Areas of Outstanding Natural Beauty (AONB). We have highlighted those cases where we feel these sorts of considerations limit the potential for additional growth. We have also set out whether or not it is an identified settlement in the Green Belt in our existing Local Plan 2003 . These are settlements that have a defined boundary, as shown on our proposals map . Policy RE3 allows some limited new infill development to occur within this area. As part of the new Local Plan, we need to decide whether to retain, amend or remove these boundaries. Removing the boundary would eliminate the ability for limited infill development to continue to occur. Doing so would not affect the delivery of rural exception sites (affordable homes for local needs) which will continue to be permitted in the Green Belt in special circumstances. In some cases, we have described a settlement as potentially suitable for an extension. We will need to carry out further work to determine what scale of growth would be most appropriate although we would seek to ensure that it is in keeping with the scale and function of the host settlement. This document forms part of our evidence base. Decisions regarding our spatial strategy, which sets out where we will direct growth and how much, will be made in our new Local Plan. ................................................... 106 Guildford borough Settlement profiles 5 3.0 Albury Size The parish of Albury comprises the village of Albury and areas known as Little London, Brook, Farley Green and Newlands Corner. Albury village has a total population of approximately 870 people and approximately 355 homes. Albury is located 4 kilometres (km) south-east of Guildford town. Form The parts of the settlement that run alongside the main road are of rural character. There is an area to the south of the settlement with newer 1950s semi detached homes. The A248 Dorking Road runs through

This walk comes out of the woodland to give you views of the North Downs, visits a star village for refreshments (ring 01306 730851 to enquire at the Hurtwood Inn ) and returns to the deep woods with high views to the south. ? There are one or two patches of nettles and brambles on this walk in summer when wearing shorts might be unwise. A number of mountain ? bikers use the bridle paths and churn up the ground in a few places after rain when you may be glad of boots. Apart from that, any kind of attire and sensible footwear should be fine. There is one short steep section where you may wish for a walking pole. This walk is perfect for your dog.     Appendix 5 Student Accommodation Guildford Borough Council 2020 433 Background Guildford borough hosts a variety of further1 and higher2 education establishments; including the University of Surrey, the University of Law, Guildford College (which includes Merrist Wood College), the Academy of Contemporary Music and the School of Horticulture at RHS Wisley. Together, these institutions provide a range of higher and further education courses such as foundation, undergraduate and postgraduate degrees, and vocational higher education courses and diplomas. Students attending these courses are likely to be from a wide range of backgrounds, including students from ages 16 and above. Students typically live in a diverse set of accommodation types such as at home with family, in purpose-built communal halls of residence (either on or off campus), in other establishments (such as the YMCA), or in houses within the local community. In the main centre of Haslemere, you can park at the High Street pay and display car park or at the Chestnut Avenue pay and display car park (better for longer periods).     Parish Magazine – October 16 issue Shere Surgery – visitors to Shere surgery should be pleasantly surprised by the ease of dropping off patients outside the surgery, soon. This area gets very muddy in the autumn and winter and is difficult to negotiate, particularly for elderly or disabled people. So this autumn, Surrey Highways will be tidying it up. There will be a new pavement and kerb to the road along the full length of the surgery and car park frontage and also a kerbed dropping off bay. The Parish Council has contributed towards the cost by purchasing the conservation granite-style kerbing which will match the rest of the kerbing in the village. The Parish Council will also tidy up the messy verge. Vine Cottages, Shere – some of the kerbing bought by the Parish Council (see above) is being used to raise the pavement outside Vine Cottages, at the junction of Middle Street and Gomshall Lane. Together with associated drainage works, this should help to prevent flooding outside Vine Cottages. Currently, after a heavy downpour, those properties are left with a sea of mud and debris that washes down from London Lane, outside their houses, so the Vine Cottages owners particularly welcome this scheme. HGV routes – see Village Voices for a progress report on action to prevent HGVs travelling through Shere. Disabled parking bay in Middle Street, Shere – you may have noticed that there is a new parking bay for disabled people, in Middle Street, just down from the Co-op. Thanks to Guildford Borough Council’s parking team for installing the bay.
