Approved Masterplan

Help us to improve on the current planning consent. Prior to sale of the site, the Ministry of Defence obtained planning consent for the redevelopment of Erskine Barracks. The planning consent secured the principle for 450 homes and employment uses on 3 hectares adjacent to the railway. The land set aside for employment is for office units in a business park setting. It would also accommodate a small retail unit and community space (500m² in total). The planning consent is in ‘outline’ i.e it establishes the principles of the quantum of development, its general location etc. If this consent is taken forward, then further planning submissions would be made to define the design in greater detail. GARDEN SUBURB The area of the site to the south of the railway line and to the north of Salisbury Road is visually well contained and screened from the main road by a substantial tree belt.

KEY PLAN Indicative Housetype Character

This part of the site borders the Wilton Conservation Area and it is proposed that the housing and retirement village will draw on the local vernacular of Wilton to inform its architectural character. This could include the distinctive palette of local Wilton materials including: • ‘Chequerboard’ flintwork • Buff and red brick Recent Redrow Development at Downton • Local buff coloured stone.

Wilton Hill Garden Suburb To the north of the railway line the land rises steeply and this sets this area of the site visually apart from the Wilton Conservation area. The housing in this part of the site could have its own distinctive character informed by the landscape setting and inspired by the ‘Garden’ towns and villages of the early 20th century. The key characteristics could include: • Low density predominantly family housing. • Larger gardens, strongly landscaped streets and green areas. • A distinctive place with a traditional architectural character inspired by the Arts & Crafts period, utilising a palette of local materials. We want our new development to provide local jobs and workspace. The Wilton CLT Enterprise Hub would be sited within the wider Enterprise Zone. It would comprise a range of modular, flexible, light industrial/office units with a central business Hub.

We want our development to provide a supportive and stable community in which to settle. OurEnterprise specialises in developing social development projects that provide affordable housing, employment and community infrastructure. The role of the partnership will be: • To co-ordinate the work of the three partners to achieve an award winning, sustainable development of the former Erskine Barracks site. • To deliver lasting community benefits from the development of the Erskine Barracks site (social, environmental and economic) through the Wilton Community Land Trust.

The responsibilities of each partner are:

OurEnterprise: • The successful delivery of the veterans’ supported housing and care home. • The successful delivery of the commercial uses.

Wilton Community Land Trust: • The successful development of the ‘Enterprise Hub’. • The successful delivery of the community engagement process throughout. • The delivery of enterprising opportunities across the site (e.g. green space management, managing community food growing area).
