Facilities are excellent in the area; the market town of Witney is approximately 3.5 miles with its thriving high street, range of shops, restaurants, cinema complex, Waitrose supermarket and minor injuries hospital. Access to the M40 is very good with Yelford a short drive to the A40. Oxford Parkway and Didcot providing access to London Marylebone and Paddington (55 and 40 mins respectively). Yelford is also within easy reach of most of the county’s excellent schooling, with close to hand St. Hugh’s, Cokethorpe and Abingdon. Within a short drive the majority of schools can be reached including; Radley College, St Edward’s, Magdalen College, Oxford High and Headington amongst others. Description The house and annexe There has been a dwelling on the site of College Farm since at least the early seventeenth century and the farm was owned by Wadham College, Oxford, between 1636 and 1903. The majority of the current house is believed to date from the mid nineteenth century. However, the property has evolved over recent years to provide a skilful blend of period features with modern family requirements. Adjacent to the main house there is a garage block, with a separate door leading to the self-contained annexe. Garden, farmyard, outbuildings and land The house lies within landscaped south-east facing gardens and grounds. The gardens have been created over the years to provide both formal and informal areas with hard terracing surrounding the house, various walkways and paths together with deep shrub borders and a number of mature trees. To the east lies a hard tennis court and viewing area covered by an oak gazebo. There is a small orchard to the south with the fields stretching to the east and far reaching views. Behind the garage block is a walled vegetable garden with raised beds and a greenhouse. Beyond the garage block double gates lead into the farmyard which contains a substantial range of period buildings, including a large stone barn and a former Bothy, together with an open fronted barn, wooden-fronted storage sheds and hardstanding. There is separate gated access from the yard onto the highway. The outbuildings, subject to appropriate consents, could be converted into separate dwellings, further ancillary accommodation and/or work spaces.     Eynsham Parish Plan 2007-08 51 COMMUNITY SAFETY 51.1 The Facts 51.1.1 “West Oxfordshire has a crime rate per thousand population of 49.4, well below the national figure of 112.6 and approximately half the Thames Valley average 99.6.”1 51.1.2 West Oxfordshire is also the safest place in Oxfordshire; and Eynsham is safer than Burford, Chipping Norton or Witney. Nevertheless, its rate of 60.66 per thousand is above average for the district and significantly higher than Bampton, Carterton, Charlbury and Woodstock. Towns and villages near the A40 are especially vulnerable to vehicle-related crime. 51.1.3 In the period covered by the Audit (April 2001-March 2004), criminal damage and violent crime were the most commonly recorded incidents across the district as a whole. Eynsham saw its share of criminal damage – especially to vehicles – but happily rather less of violent crime: “Violent crime victims and offenders ... (were) mainly males between 18 – 25 with offences peaking after pub closing hours ... The offenders (were) predominantly local people assaulting local victims.” 51.1.4 For Eynsham theft was the commonest crime, especially drive by theft from the garages on the A40. As the chart shows, the total number of recorded incidents rose dramatically in 2004/5. The rise is probably too great to be accounted for by lower tolerance or higher reporting and may have coincided with the arrival of a new Tesco Express outlet on the A40 east-bound. 51.1.5 However, recorded incidents fell by 19% between 2004/5 and 2005/62; and while the latest report (April 2007) shows a 3% rise (371 incidents) criminal damage was down a dramatic 23%, from 110 to 85 cases.

The late 19th and early 20th century saw several pioneering works by historians who aimed to shift the spotlight from matters of political and religious history towards a better understanding of the countryside (eg Seebohm 1883; Vinogradoff 1892; Maitland 1897). The work of Gray (1915) built on these early studies by emphasising the considerable evidence of regional variation in landscape character. By the 1950s, interest in the medieval rural landscape, and particularly of the medieval village, was accelerating, with research by Beresford (1954) and W G Hoskins (1955) amongst the most prominent. The emerging knowledge base was now becoming founded on archaeological research and this was increasingly complemented by architectural (eg Long 1938–1941; Faulkner 1958; Currie 1992) and place/field-name studies (Gelling 1954; 1976; Bond 1982; Faith 1998) which added further detail and context to understanding of medieval settlements. Broader appreciation of the wider landscape, in terms of how it was used, organised and perceived by its medieval inhabitants have also been examined from the perspective of the elite (eg Creighton 2009; Langton 2010) and increasingly from the point of view of the peasant (eg Faith 1997; Dyer 2014).
