A very private 5 bedroomed country house with beautiful views, within easy driving distance of Wadebridge, Rock, Padstow and numerous beaches. 2 Ref: LCAA6678 SUMMARY OF ACCOMMODATION Ground Floor: reception hall, library, study, drawing room, dining room, kitchen/breakfast room, pantry, conservatory, utility room, wc. First Floor: split-level galleried landing, master bedroom with en-suite bath/dressing room and separate wc, 3 further double bedrooms, 5th bedroom/nursery, family bathroom. Outside: courtyard of stone outbuildings around driveway parking including garage, three useful stores, garden/games room, greenhouse and gardener’s wc. Level front lawn and surrounding lawns with magnificent trees, meadow, heated outdoor swimming pool, large pond, vegetable/fruit garden, walled garden, paddock. In all, about 4½ acres. DESCRIPTION The Old Rectory is a charming detached Regency Grade II Listed former rectory clothed by long established honeysuckle, clematis, roses, wisteria and Virginia creeper – a more romantic and desirable appearance it is indeed hard to imagine. The house, which is of mellow stone elevations with granite quoins and brick window lintels under a ragged slate roof in diminishing courses, was probably built around 1750 although it is reputed that part of the house dates from Tudor times. 3 Ref: LCAA6678 The exterior of The Old Rectory is instantaneously captivating and is a building of appreciable architectural merit facing south east over well stocked mature gardens which are predominantly laid to lawn with many established trees and shrubs. The house is discreetly situated off the village lane leading through Michaelstow with the drive providing ample parking between the main house and the range of period outbuildings including garaging, stores and a large studio or games room. A stone screen wall with slate capped piers and white painted timber gate tantalisingly conceals the beautiful gardens. The most commonly used entrance to the house is through a door from the drive which opens to the utility room, from where a further door opens into the superb breakfast/kitchen room with slate flagged heated flooring, Aga and glazed doors opening to an excellent conservatory which provides most useful light and airy additional living space overlooking the walled garden. Doors open from the kitchen to the dining room, a pantry and the formal reception hall. Off the reception hall access is given to a library, study with separate wc, and the drawing room which has an interconnecting door to the dining room. 4 Ref: LCAA6678 An elegant turning staircase ascends to a part galleried split-level landing which leads to a superb master bedroom with excellent elevated country views. A bathroom/dressing room and separate wc is set off the principal bedroom. The guest bedroom has a door which opens to bedroom 5/nursery and family bathroom. There are two further good sized bedrooms. For those requiring additional accommodation, the outbuildings represent a wonderful opportunity to provide supplementary living space – subject to all requisite consents first being obtained. The house enjoys lovely far reaching views over the protected and private gardens which include a vegetable garden, open air heated swimming pool, large pond, lawned gardens and a paddock. In all, an outstanding country house of resplendent external appearance in an exceptional and hugely sought after setting. LOCATION The Old Rectory is situated in the hamlet of Michaelstow with the nearby towns of Camelford and Wadebridge catering for most day to day needs including banks, shops, schooling facilities, restaurants, bars and sports centres. Wadebridge also provides a Tesco superstore and a cinema. The North Cornish Coast is about a 15-20 minute drive away offering the diversity of traditional fishing villages such as Port Isaac, sheltered beaches like Daymer Bay and some of the finest surfing beaches in the United Kingdom such as Polzeath and Newquay’s beaches further down the coast. The Camel Estuary provides a wonderful playground for sailors and water skiers alike. The water side village of Rock is the focus for these water sports and it is on the opposite side of the Camel Estuary to Padstow which has made a name for itself as a gastronomic hub as well as being a particularly pretty harbourside town. There are several Michelin Star restaurants in the area owned by well known chefs including Jamie Oliver, Rick Stein and Nathan Outlaw. From nearby Bodmin there is a main line rail link to London Paddington (travelling time approximately 4 hours) and Exeter can be reached by car within about an hour giving access to the motorway network. In addition, there is an airport at St Mawgan just outside of Newquay which provides internal flights to London and many other destinations as well as international flights. 5 Ref: LCAA6678 THE ACCOMMODATION COMPRISES (all floor plans and dimensions are approximate) The formal front door was generally approached by parishioners from a gate through the wall onto the village lane and stands under a columned portico overlooking the garden. 1 ST TUDY PARISH COUNCIL MINUTES - February 2018 Minutes of the meeting of St Tudy Parish Council held in the Village Hall on Wednesday 28th February 2018 from 7pm Present: Cllr L. Creighton-Clarke (chair), Cllr Z. Newland-Hodges, Cllr. T. Sandry, Cllr. M. Straugheir, Cllr J. Lane, Cllr. R. Clench, Cllr. G. Murrell, Cllr. S. Rushworth (County Councillor for St Issey & St Tudy wards), Simon Mitchell (clerk). Stephen Knightly, Keith Turner, Julie Clarke, Peter Colmer. Parish Council Meeting 1. Public session: Julie Clarke asked if the parish council notice board could be moved to the shop. Also whether the council could provide another dog litter bin at the end of Hengar Lane. The chair said that these issues would be discussed. Peter Colmer requested the subject matter of the Chair’s submission to the Planning Committee for March 5th hearing on Oak Park. Councillor Rushworth traced the history of Oak Park going to committee and said he would talk about need and the validity of the clustering approach at the meeting of 5 March for which it was something of a test case. He reported that the St Tudy boundary review would put St Tudy in with Tintagel and St Teath and that there was to be a review of parishes in 12 to 18 months time which might merge some parishes. Cllr. Stephen Knightly was present to explain the changes to the Phoenix Glen design, along with the owner. The plot had been moved, a slate roof was included and it’s toned-down modernism was more in keeping with the street scene in St Tudy.
