How do I secure my block ? When you have chosen a block you should place a $1,000.00 holding deposit in our trust account. We will then arrange for your block to be temporarily taken off the market, prepare Sales Instructions and send copies of the Contracts to your solicitor/conveyancer. You will need to go through your copy of the Contract with your solicitor/ conveyancer and then, when you are satisfied, you will be required to sign the contract. We will be expecting an exchange of contracts within three weeks of the issue of the Sales Instructions. A 5% deposit will be required at the time of exchange of contracts. This can be a personal cheque, bank cheque or deposit bond. 2. When do I have to pay the balance ? The balance of the purchase price will be due when the subdivision of the stage being released is fully completed and registered as per contract. 14 days notice will be issued at that point to complete contract and settle. 3. When will my block be available ? For Stage 1 – initial timeframes are aiming for Late 2018. Please refer to the Special Conditions in the contract. 4. When can I start building? You can start building as soon as settlement takes place or leave your block vacant until you are ready to start. There will be no time restrictions on your building your new home once settlement has taken place. 5. Will there be some trees left on any of the blocks? There is a nature corridor in the development as per council requirements but otherwise the other blocks will be fully cleared. 6. When is construction due to start? Weather permitting, work will be scheduled to start May 2018. 7. What services will be available to the blocks? Following these guidelines will ensure a new and exciting space for your Manyana Beach Estate lifestyle and will protect your investment. It will be of benefit for you to discuss these requirements with your builder or designer to ensure you get the most out of your new build. It could also be of importance to read the NSW housing code. The guidelines are as follows – • Plans to be submitted to Shoalhaven Council or accredited certifier for approval prior to construction commencing onsite. • Front facade articulation including a variety of colours and materials. • Building materials – unrestricted but new. • Size of the homes on the blocks- unrestricted • Height restrictions to council or certifier approval • Setbacks and side boundary clearances to council or certifier approval • Fencing- side and rear fencing to be timber lapped and capped 1.8m high. No fencing permitted forward of the building line. • Any retaining walls visible from street or public area must be masonry. • Landscaping -must be completed prior to occupying dwelling. • Parking requirements – no commercial trucks/ trailers, boats or caravans to park on the street. They can be in the front garden as long as it’s not on council land and has a screen from the street. • Structures – No temporary structures to be used on the block whilst building or being permanently used on the block. e.g. caravans, campers, tents, shacks, sheds etc. All structures must be council approved. www.manyanabeach.com.au ! Green Island at Cunjurong Point is a classic surfing spot with waves giving up to 50 metre rides with the occasional barrel in the right conditions. Manyana is close to Berringer Lake, Lake Conjola and Bendalong so there’s always somewhere to explore, swim, surf, fish or relax.
