Land at Erw Goed, Arthog, Dolgellau GRAZING TO LET IN MEIRIONYDD ON THE INSTRUCTION OF MR DAVID AND MS SOPHIE LUARD A 30 hectare (74 acre) mixed grassland and wood pasture holding available to let as a whole. To be let by tender, commencing on 14th May 2020 Land at Erw Goed, Arthog, Dolgellau Tenders to be submitted to: Balfours LLP, New Windsor House, Oxon Business Park, Shrewsbury, SY3 5HJ By no later than noon, on Monday 4th May 2020 1 Introduction Land at Arthog extends to approximately 74 acres, currently registered organic with Organic Farmers and Growers, of mixed grassland and woodland outside of the village of Arthog, Dolgellau. Balfours LLP are instructed to offer the farm for an initial letting on a Farm Business Tenancy. A location plan is enclosed at Annex A. The land is offered as a whole. A plan of the land can be found at Annex B. Description of the Holding The Land The Land at Arthog comprises grassland, currently registered as organic, extending to approximately 12.14 hectares (30 acres) and open woodland/ wood pasture extending to approximately 17.8 hectares (44 acres). The holding is within a single block, with access from the public highway along a track. The boundary walls/ fences are considered stock proof with internal parcels separated, in part, with stone walls. There is a redundant stone building on the holding. The land is currently certified as organic with Organic Farmers and Growers. If the graziers do not want to continue to keep it registered then we need to be aware of this by inserting something on the tender form saying whether the tenderer intends to keep it registered for organic purposes. General photographs of the land are at Annex C. Services Water A piped mains water supply will be provided to a trough. The grazier will pay for the water consumed through a new meter at current Dwr Cymru rates. Farm Business Tenancy Agreement General The land will be offered on a Farm Business Tenancy under the Agricultural Tenancies Act 1995. Term The initial term will commence on 14th May 2020 and terminate on 31st March 2021. Payments The rent for the land will be payable upon signature of the agreement. VAT There is currently no VAT payable in addition to the rent, however there is a covenant by the Landlord or Tenant to pay any sum which is a taxable supply VAT shall be payable upon the issue of a valid VAT invoice. 2 Sporting Rights The sporting rights, are reserved by the owner. Timber The timber is reserved by the owner and the rights to extract and maintain the timber during the term are reserved by the owner. Stocking Density Interested parties will be expected to state their intended stocking density. Entitlements The land is not let with entitlements for Basic Payment Scheme. Environmental Schemes There are no current environmental schemes on the land and the tenant will not enter into any grant loan or subsidy scheme, management agreement or other agreement by which the use or management of the holding is restricted without the landlord’s prior written consent which shall not be unreasonably withheld or delayed. Repairs and Management Repairing obligations are as per the The Agriculture (Model Clauses for Fixed Equipment) (Wales) Regulations 2019. The tenant will not be required to maintain the condition in any better way than it is found at the commencement of the agreement. The tenant will be required to insure to a level of cover not less that £5,000,000 (five million pounds) against liability to third parties for loss or damage arising in relation to the holding through an insurance company approved by the landlords. Tidiness The grazier will be expected to keep the holding tidy at all times. Leaving rubbish such as string and plastic lying around will not be acceptable. Stockmanship and good husbandry A high level of stockmanship and welfare will be expected and any fallen stock should be removed without delay. Grassland Management A high level of grassland management will be expected. Care must be taken to avoid over or under grazing or allowing the land to become poached. Public Rights of Way, Wayleaves, Easements and Restrictions The property is let subject to all of the existing public rights of way, wayleaves, easements and restrictions, payments for which are reserved to the owner. 3 Local Authority The local authority is Gwynedd Council. Tenders must be received at the Agent’s office, Balfours LLP, New Windsor House, Oxon Business Park, Shrewsbury, Shropshire, SY3 5HJ, NO LATER THAN 12:00 Noon on Monday 4th May 2020. The envelope must be sealed, marked Arthog Tender for the attention of Frances Steer, and must be submitted on the attached Tender Form. 2. The tender must be clearly written in figures and words showing a per annum rental figure. Tenders submitted by reference to £ per acre will not be accepted, and no bids submitted with reference to another bid will be acceptable. Escalating bids will also be unacceptable (i.e. £1 higher than the highest other tender received). 3. All applicants must print their full name and address, and give a daytime telephone number, mobile number, and email address if applicable. 4. Tenders should include three references, including an accountant, trade reference, and personal referee. These will not be taken up until a short list has been selected. 5. With your tender please include details of your current farming system, including if the organic status will be maintained, trading history, and how you would utilise and manage the land at Arthog. 6. All applicants will be deemed to have read and understood the full terms of the letting as detailed in the letting particulars. 7. The owner is under no obligation to accept the highest or any tender. 8. The owner will endeavour to prepare a shortlist within two weeks of the tender date and will advise Applicants accordingly. 9. The applicant agrees to allow the landlord to inspect their current farm and carry out financial checks as necessary. 10. The successful applicant will be required to sign the Licence and Tenancy Agreements within five working days of the receipt.     SEASCAPE CHARACTER AREA 21: DWYRYD ESTUARY AND MORFA HARLECH Component LCAs (Snowdonia): Morfa Harlech; Vale of Ffestiniog; Morfa Dyffryn Component LCAs (Gwynedd): Porthmadog Location and Context This SCA is located in the northern part of the west Snowdonia coast. It includes the Dwyryd estuary from its mouth near Porthmadog to its inland tidal limit at Tan-y-bwlch. It also includes Morfa Harlech on the southern shore of the estuary, and the towns of Harlech and Penrhyndeudraeth. To the north is SCA 20: Porthmadog and Glaslyn Estuary, to the west is SCA 19: Criccieth to Mochras, and to the south is SCA 22: Mochras to Fairbourne and Sarn Badrig. Image © Fiona Fyfe Summary Description Views of this SCA are dominated by the broad landform of the Dwyryd estuary, with its extensive salt marshes, sand, mud and dune system (Morfa Harlech). The estuary also contains distinctive ‘islands’ and ridges of higher ground on either side. Overlooking the estuary are the contrasting villages of Harlech (with its Medieval castle on the valley side), Portmeirion with its Italianate architecture, and the industrial village of Penrhyndeudraeth. Surrounding the estuary are the wooded hills of Snowdonia, which form a majestic backdrop to picturesque views from lower land. In the eastern part of SCA, the valley narrows as the river flows inland. Here, the Afon Dwyryd has been heavily modified flows between areas of improved grazing, with main roads on both sides of the valley floor.

Lisa began by asking if there was anything in particular they wished her to talk about. Cllr Eves began with the access to the Beach off Penrhyn Drive South Car Park as presently any young children and elderly are not able to access the Beach which would not be good for the economy of Fairbourne. Lisa said that a woodden ramp has been earmarked as a replacement which wood cost in the region of £15K - £20k. The Maritime Officer does not have that kind of money but by December and January there may be money available and certainly before tghe end of the financial year there may well be money that needs to be spent. When the ramp was removed to the top of the Promenade, all the concrete was supposed to have been taken away before the tourist season started and the precarious tank traps removed to the top on the mountain side of the promenade. Greg Guthrie is presently talking about restructuring Friog Corner such as putting in groynes to prevent 'long shore' drift and also coming up with a design which will be shown to the 'walk by session' on September 29th where the NRW, GC and other agencies plus invited residents will be able to give their input.

DHRD to get in touch with both to attend next DHRD meeting. Issue Date – 22/04/2014 6.0 FLOOD WARNINGS 6.1 ER gives a brief outline of the flood warning that NRW issue. 6.2 The most applicable for Fairbourne is the tidal flood warning as there is no specific fluvial flood warning. 6.3 Brief discussion followed regarding households signing up to receive flood warnings. Should it be an opt out as opposed to opt in system? 6.4 SS suggests putting information regarding flood warnings in the Fairbourne Facing Change Newsletter.

If you’re fit, catch the Snowdon Sherpa bus to Pen-y-Pass and take the Pyg Track (p227). Time your descent via the Rhyd Ddu Path to catch the Welsh Highland Railway (p244) back to Caernarfon. If you’re not up for climbing, head to Llanberis and take the Snowdon Mountain Railway (p227). You’ll be up and down the mountain in 2½ hours, leaving plenty of time to check out the National Slate Museum (p230) and Dolbadarn Castle (p231) before stocking up on mead at Snowdon Honey Farm (p231). Head to Caer- narfon and watch the sunset over the Menai Strait from beside the city walls before dining at the Black Boy Inn (p235). DAY 2 // BE A PILGRIM Spend the morning exploring Caernarfon Castle (p233) before heading for the Llŷ n Peninsula. Ideally you’ll have prebooked a boat to Bardsey but if they’re not running, make do with gazing at the island from Braich-y-Pwll (p239). Abersoch (p241), Cric- cieth (p243) and Porthmadog (p244) are good places to stop for the night, but Harlech (p218) has the best restaurants – along with another World Heritage castle. DAY 3 // A SCENIC OVERLOAD Wherever you ended up, take the scenic A498 through the Pass of Aberglaslyn and back into the national park. Spend the day pottering along the route between Beddge- lert (p228) and Betws-y-Coed (p222), stopping at the lakes, lookouts and falls.
