Harlequin House is a charming and spacious home, situated in pretty Hilcote village. The present owners, Mel and Margaret, had been searching for a quiet rural location to build their new home. They also wanted to be close to a town and have good transport links. Hilcote met all their requirements.

The accommodation on offer to the ground floor includes a spacious reception hallway with double French doors leading into many of the reception rooms and having a large cloakroom, pedestrian door to the ample double garage and a WC. There is a well-appointed bespoke and integrated breakfast kitchen with granite work surfaces and an island unit complete with breakfast bar facility, and the home is further complimented with a large utility room. Off the dining room is the garden room, complete with vaulted ceilings and double doors leading out to the rear decking with views over the surrounding countryside. There is also a study room currently being used fifth bedroom opposite one of the three deluxe bathrooms inside Harlequin House.

Margaret says the village has a most friendly and active community, plus the convenience of a village shop with a post office and two pubs. The pleasant town of is just over four miles away, with schools, shops, restaurants and a leisure centre. It is also ideal location for exploring the beautiful scenery of the and the Peak District. Hilcote is the perfect commuter base, as there is a peak train service to London St Pancras and hourly trains to Leeds and Liverpool. There is easy access to the M1 which provides links to Sheffield, Leeds and Nottingham.

Harlequin House is a thoroughly modern and ultra comfortable home, flooded with clear natural light. Mel explains that ten years ago the house was purpose built to the highest specification in order to accommodate an elderly relative. The doors are wide enough to take a wheelchair, and the easy circular flow of rooms on the ground floor, creates a sense of inviting sociable spaces.

The sitting room has both a tranquil and sophisticated ambience. An all year room, Margaret particularly loves winter evenings when the family can settle by the glow of the wood burner. The large and attractive fire place and over mantle make a delightful central feature in the room, and it comes into its own when decorated with Christmas greenery.

The garden room is a peaceful haven where the garden views provide a delightful backdrop. With the doors open you form an inside outside feel, and the decking is the perfect place for al fresco dining.

You can follow the sun through the day from the front patio to the back garden with its decking and attractive planting. There is always a spot for a sunny cup of coffee or a barbecue. The house is at its best when full of people, and parking for eight cars facilitates easy entertaining. The large, superbly equipped, L shaped kitchen is the busy hub of the household and there is always someone settled at the island, enjoying a coffee and a chat with the cook. The dining room is a setting for both family meals and more formal dining, and after a meal there is the choice of the garden room or sitting room for after dinner drinks and conversation.

The space in the house is extremely adaptable and the rooms and areas can be used according to need. The garage could easily become part of a self-contained annexe if opened up to include the downstairs bedroom and bathroom. A bedroom is currently used as a pool room and the spacious landing will accommodate a desk and chair. The space and flexibility make Harlequin House the perfect family home. To the first floor is a spacious landing with feature double glazed window flooding the area with natural light. There are four genuine double bedrooms with the master suite benefitting from a walk in wardrobe and an abundance of further wardrobe space which then leads to a feature five piece bathroom suite including roll top free standing bath. There is also a further cloakroom on this floor. Mel and Margaret are sad to be leaving both the house and the village they have come to love. However they feel they now rattle round in the house and the time has come to downsize. They take away many happy memories.

OUTSIDE Externally the home has a walled garden to the front with a gravelled driveway which provides plenty of off road parking and leads to the double garage which has electric up and over door. There is a paved courtyard area to the front of the home and this leads to the front entrance of the home. To the rear of Harlequin House the southwest facing gardens are low maintenance and have a large decked area to the side and rear and have open views and is a great entertaining space benefitting from late evening sunshine.

LOCATION

The home is located in the small village of Hilcote with approximately 200 houses to the east of Derbyshire and is located in the district of Derbyshire close to the A38 junction with the M1 (Junction 28). The village is surrounded by the villages of , Blackwell, Old Blackwell and in with the nearest towns being Alfreton to the west and Sutton-in-Ashfield to the east. The village is ideal for commuting as you can be on the M1 in less than 5 minutes yet is surrounded by country walks. There is a local shop, which serves as a Post Office, general store and off-licence and the village has two public houses, The Hilcote Country Club and Hilcote Arms. There are a range of playing fields and football pitches in the village all within close proximity of the home.
