The island of Eilean Aigas is approached by a private tarmacadam drive leading from the public road and sweeping down through the parkland past the estate office and gate lodge to the stone built bridge, which has electrically operated security gates. The drive continues across the bridge and terminates at a gravelled parking area to the front of the mansion house. The new house is majestically positioned on a high bank above the river, close to the eastern end of the island, and enjoys splendid views up and down the river below and across to the managed policy parkland and mature woodland beyond.

Laid out over four floors, the accommodation is as shown on the accompanying floor plans and is of an unrivalled scale and quality of build and finish to any other newly built country house in Scotland. Every conceivable detail has been considered, paying particular attention to the layout and practical management of the house. It is designed to function with house staff going about their duties with minimal disruption to house guests. Logs for open fires are brought in via service lifts to individual rooms. Back stairs allow movement without imposing on the principal reception rooms, thus creating a peaceful ambience and tranquillity in harmony with the surroundings.

1317 FirstFloor Sporting Lodge

Situated a short distance from the mansion house, though far enough apart to retain privacy for both, the original lodge now provides further independent guest or staff accommodation in the centre of the island. The accommodation, which has also been refurbished in keeping with the main house, is on two floors with a basement. Either side of the hall are the drawing room and the dining room, which are semi open plan to each other and create a wonderful space for dancing reels. There is also a sitting room, well equipped domestic quarters and an office. On the first floor there are four bedrooms with en suite facilities.

The Barn is a modern general purpose building constructed of timber with a shingle roof which blends into its natural surroundings and is ideal for storage of vehicles and estate equipment. There is a large loft providing secure storage and a lift for ease of access. It is located in a discrete wooded position a short distance to the rear of the Sporting Lodge.

Situated on the drive leading down to the island is a newly built Gate Lodge which is currently occupied by the estate manager. It comprises a sitting room, kitchen, three bedrooms (two en suite), bathroom and WC on two floors and enjoys views west over stunning scenery.

Adjacent to the Gate Lodge is a purpose built estate office comprising a large open plan office with WC and a general store. Above the office is a staff flat with an open plan living space, kitchenette and bathroom.

The grounds and gardens surrounding the main house have been well laid out with lawns and stone terraces, carefully thought out and beautifully planted with fine views and sheltered areas. The island is naturally wooded and includes some outstanding specimen trees which provide year round colour as well as shelter and privacy. A myriad of paths wind around the island interspersed by vantage spots created for appreciating the truly exceptional views around the island.

On the opposite bank and overlooked from the Drawing Room and Library are 19 acres of policy parkland with a backdrop of mature woodland. To the southern end of the estate and below the Gate Lodge are a further 57 acres of pasture running along the banks of the river.

Beyond the estate policies lie about 400 acres of mature woodland, much of which is native woodland interspersed with stands of pine and spruce. Within the woodland open glades and a lochan have been created to enhance the wildlife habitat and the overall amenity of the estate. A secondary drive has been created through the woodlands which could be upgraded to provide an alternative main access to the estate.

Whilst there is no formal shoot at present, but the parkland and woodland in particular offer good potential for a small driven shoot and roe stalking and the numerous ponds around the estate could offer exciting duck flighting.
