Gurgaon ,u/sitm'A Terms & Conditions for bidding:- (i) Under normal circumstances the lease will be awarded to the highest bidder of the monthly/annual lease rent and the annual increase. (ii) In the event of the highest bidder being the present lessee, he shall deposit outstanding arrears due to him, if any. (iii) While granting lease preference will be given to the present lessee, if such a lessee participates in the bid and matches the highest bid. (iv) In the event of tie amongst two or more bidder the lease will be granted through lottery system, except the condition as mentioned at Sr. No. (iii) above. (v) As on date the above mentioned waqf properties are in the possession of the previous lessees of the Board. In the event of the highest bidder being a bidder other than the previous lessee, the Board will be able to handover the possession only after following the due process of law. However, in such cases the lease rent shall commence w.e.f. the date of the execution of the lease deed to be registered at the office of Registrar or Sub-registrar under whose jurisdiction the property is situated. (vi) The expenses towards registration of lease shall be borne by the successful bidder. (vii) Earnest Money Deposit i.e. 20% of the annual reserve lease rent in the form of Demand Draft/Pay Order payable in favour of 'Haryana Aukaf', Ambala Cantt shall be submitted by each bidder along with the bid application. (viii) If any successful bidder refuses to accept the lease offer, his/her Earnest Money Deposited with the 'Haryana Aukaf' shall be forfeited. (ix) Period of lease will be for three years. Upon the execution of lease deed, under Rule (8) of the Waqf Properties Lease Rules, 2014 as amended by the Waqf Properties Lease (Amendment) Rules, 2015, the successful bidder shall have to pay Security Deposit equal to eleven months of the lease rent. (x) Earnest Money Deposit of the successful bidder will be adjusted in the Security Deposit. (xi) Earnest Money Deposit submitted by the unsuccessful bidders will be returned to them by the Board as early as possible. (xii) The Haryana Waqf Board reserves its rights to accept/reject/amend any bid or negotiate with the highest bidder without assigning any reason.

    Trans.Inst.Indian Geographers ISSN 0970-9851 Gurgaon-Manesar Urban Complex Sheetal Sharma and Anjan Sen, Delhi Abstract Central National Capital Region/Central NCR is one of the four policy zones of National Capital Region (NCR) as per its Regional Plan 2021. Central NCR is an ‘inter-state functional region’ pivoted upon the National Capital Territory of Delhi (NCT of Delhi), and is successor to the Delhi Metropolitan Area (DMA). It comprises six urban complexes or zones, four in Haryana (Sonipat-Kundli, Bahadurgarh, Gurgaon-Manesar, and Faridabad- Ballabhgarh) and two in Uttar Pradesh (NOIDA and Ghaziabad-Loni). The study presents the levels of development in terms of urban influence on settlements, and functional hierarchy of settlements, in the Gurgaon-Manesar urban complex of Central NCR. The present study is a micro-level study, where all 120 settlements (both urban and rural) comprising Gurgaon- Manesar urban complex of Central NCR, form part of the study. The study is based upon secondary data sources, available from Census of India; at settlement level (both town and village) for the decennial years 1981, 1991 and 2001. The paper determines the level of urban influence and functional hierarchy in each settlement, at these three points of time, and analyses the changes occurring among them. The study reveals the occurrence of intra- regional differentials in demographic characteristics and infrastructural facilities. The study also emphasis on issues of development in rural settlements and growth centers, in the emerging urban complex within Central NCR. The work evaluates the role of Haryana Urban Development Authority in the current planning processes of development and formulates suitable indicators for development.
