Woodbridge Suffolk IP12 4JJ Residential Development Site with Detailed Planning Consent for 32 Dwellings On Behalf of the Seckford Foundation Woodbridge Suffolk IP12 4JJ Residential Development site with detailed planning consent for 32 dwellings The historic Queen’s House building and surrounding grounds of c. 2.32 acres Note: Red shaded site area shown is for indicative purposes only Location Woodbridge is a town in Suffolk, lying along the River Deben approximately 16.1 km (10 mi) north east of Ipswich, Suffolk’s county town, and 1km (0.62 mi) east of the A12 which provides access to the coastal towns of Aldeburgh and Southwold to the north east, as well as Lowestoft and Great Yarmouth. The A14 is 8.6 km (5.34 mi) to the south of Woodbridge providing access to Felixstowe to the east and Bury St Edmunds, Cambridge and the Midlands to the west. Woodbridge waterside Woodbridge is an attractive well-served town, home to various buildings from the Tudor, Georgian, Regency and Victorian eras and with a good selection of shops and restaurants, its own theatre (within the school grounds), swimming pool, doctors, dentists, and also a railway station on the Ipswich to Lowestoft Suffolk line. The site is located to the north west of the town centre within easy walking distance of the amenities. via Burkitt Road, which is one of the access routes between the town and the A12 trunk road which borders the town to the west. The site rests within the Woodbridge Conservation area. Queen’s House Sept 2017 Please note the above plan includes areas not intended to be conveyed. A conveyance plan can be seen at page 7 of these particulars Site Description The Seckford Foundation has a history dating back to the 16th century when a local philanthropist Thomas Seckford endowed his Clerkenwell estates for the benefit of Woodbridge and the surrounding area. During the 17th century the remaining member of the Seckford family joined with a number of other eminent Suffolk families to found Woodbridge Free School, which moved onto its current site in 1867, upon its merger with Seckford’s endowment. Since then the Foundation has continued to develop and evolve its activities and resources for the benefit of the local community. This sale will fund an important programme of further improvements to the facilities at Woodbridge School. Queen’s House Sept 2017 Queen’s House was built in 1914 and is currently used to house the School’s pre-prep department. It will become redundant upon completion of modern facilities within the Abbey, where the School’s prep department is located. Queen’s House is located immediately against the northern boundary of the site and benefits from a direct access off Bredfield Street which we understand to be an adopted highway and maintained at public expense. Although this building is not statutory listed by Historic England, it is a significant building and is identified within the Conservation Appraisal for Woodbridge. The south eastern view from the house is noted as an important view within the Conservation Appraisal for Woodbridge. The site is irregular in shape and extends to approximately 2.32 acres (0.94 Ha) and accommodates Queen’s House, a car park area to the south and several protected trees. Planning The site benefits from resolution to grant detailed Planning Consent for 32 private dwellings subject to agreement of s106 documentation. Suffolk Coastal District Council planning reference DC/16/4008 refers. The consent benefits from zero affordable housing obligation to the developer. This week we are delighted to announce that on Monday 2nd April construction of a dedicated Sixth Form common room commenced, complete with a 60 seat café where Sixth Formers and staff can undertake independent or group work, or simply relax. The official opening of the Refectory will be announced shortly. The café will offer light meals and snacks to students and staff on weekdays, with members of the community being invited to enjoy the facility during weekend and school holidays. The café will be available for private hire. Activities Week I would like to remind students in Year 7 to Year 10 the deadline for your choices during activities days is Monday 30th April. English Year Nine made the short journey to South Cove Church on Monday 23rd April for a reading of the Emily Dickinson poem, 'A Certain Slant of Light'. The surroundings were both atmospheric and thought-provoking, encouraging the students to share their ideas and insights upon a complex and emotive poem from the GCSE anthology. Year 9 will use this experience to further analyse the poem in class and inspire them to create a poem of their own based upon their time at the church. Book club This week a small group of students, teachers and parents got together to discuss Naomi Alderman's provocative dystopian thriller ‘The Power’. Our next meeting will consider a very different text – ‘Scoop’ by Evelyn Waugh.
