(Stock Code: 0832) ANNOUNCEMENT OF INTERIM RESULTS FOR THE SIX MONTHS ENDED 30 JUNE 2021 FINANCIAL HIGHLIGHTS • Revenue for the six months ended 30 June 2021 amounted to RMB20,357 million, an increase of 56.4% compared with the corresponding period in 2020. • Gross profit margin for the period was 17.9%, a decrease of 5.8 percentage points compared with 23.7% for the corresponding period in 2020. • Profit attributable to equity shareholders of the Company for the period amounted to RMB729 million, an increase of 0.3% compared with the corresponding period in 2020. • Profit for the period was RMB1,025 million, representing an increase of 30.4% compared with the corresponding period in 2020. • Net profit margin for the period was 5.0%, a decrease of 1.0 percentage point compared with 6.0% for the corresponding period in 2020. • Basic earnings per share for the period was RMB25.63 cents, a decrease of 3.0% compared with the corresponding period in 2020. • Declaration of an interim dividend of HK14.75 cents per share for the six months ended 30 June 2021. 1 INTERIM RESULTS The board (the “Board”) of directors (the “Directors” and each a “Director”) of Central China Real Estate (“the Company”) is a limited liability company incorporated in the Cayman Islands on 15 November 2007. Its principal place of business is at Room 7701B–7702A, 77th Floor, International Commerce Centre, 1 Austin Road West, Kowloon, Hong Kong and its registered office is at Cricket Square, Hutchins Drive, P.O. Box 2681, Grand Cayman, KY1-1111, Cayman Islands. This interim financial report as at and for the six months ended 30 June 2021 comprise the Company and its subsidiaries (together referred to as “the Group”) and the Group’s interests in associates and joint ventures. The principal activity of the Company is investment holding and the Group are principally engaged in property development, property leasing and hotel operations in Henan Province in the People’s Republic of China (“the PRC”). 1 BASIS OF PREPARATION This interim financial report has been prepared in accordance with the applicable disclosure provisions of the Rules Governing the Listing of Securities on The Stock Exchange of Hong Kong Limited, including compliance with Hong Kong Accounting Standard (HKAS) 34, Interim financial reporting, issued by the Hong Kong Institute of Certified Public Accountants (HKICPA). It was authorised for issue on 18 August 2021. The interim financial report has been prepared in accordance with the same accounting policies adopted in the 2020 annual financial statements, except for the accounting policy changes that are expected to be reflected in the 2021 annual financial statements. Details of any changes in accounting policies are set out in note 2. The preparation of an interim financial report in conformity with HKAS 34 requires management to make judgements, estimates and assumptions that affect the application of policies and reported amounts of assets and liabilities, income and expenses on a year to date basis. Actual results may differ from these estimates. This interim financial report contains condensed consolidated financial statements and selected explanatory notes. The notes include an explanation of events and transactions that are significant to an understanding of the changes in financial position and performance of the Group since the 2020 annual financial statements. The condensed consolidated interim financial statements and notes thereon do not include all of the information required for a full set of financial statements prepared in accordance with HKFRSs. The interim financial report is unaudited, but has been reviewed by KPMG in accordance with Hong Kong Standard on Review Engagements 2410, Review of interim financial information performed by the independent auditor of the entity, issued by the HKICPA. 7 2 CHANGES IN ACCOUNTING POLICIES The HKICPA has issued several amendments to HKFRSs that are first effective for the current accounting period of the Group. None of these developments have had a material effect on how the Group’s results and financial position for the current or prior periods have been prepared or presented in this interim financial report.

    CHINA (INCLUDES TIBET, XINJIANG, HONG KONG, AND MACAU) 2019 INTERNATIONAL RELIGIOUS FREEDOM REPORT Executive Summary Reports on Hong Kong, Macau, Tibet, and Xinjiang are appended at the end of this report. The constitution, which cites the leadership of the Chinese Communist Party and the guidance of Marxism-Leninism and Mao Zedong Thought, states that citizens have freedom of religious belief but limits protections for religious practice to “normal religious activities” and does not define “normal.” Despite Chairman Xi Jinping’s decree that all members of the Chinese Communist Party (CCP) must be “unyielding Marxist atheists,” the government continued to exercise control over religion and restrict the activities and personal freedom of religious adherents that it perceived as threatening state or CCP interests, according to religious groups, nongovernmental organizations (NGOs), and international media reports. The government recognizes five official religions – Buddhism, Taoism, Islam, Protestantism, and Catholicism. Only religious groups belonging to the five state- sanctioned “patriotic religious associations” representing these religions are permitted to register with the government and officially permitted to hold worship services. There continued to be reports of deaths in custody and that the government tortured, physically abused, arrested, detained, sentenced to prison, subjected to forced indoctrination in CCP ideology, or harassed adherents of both registered and unregistered religious groups for activities related to their religious beliefs and practices. There were several reports of individuals committing suicide in detention, or, according to sources, as a result of being threatened and surveilled. In December Pastor Wang Yi was tried in secret and sentenced to nine years in prison by a court in Chengdu, Sichuan Province, in connection to his peaceful advocacy for religious freedom.

    90 ICOMOS–IAU Thematic Study on Astronomical Heritage Archaeological/historical/heritage research: The Taosi site was first discovered in the 1950s. During the late 1970s and early 1980s, archaeologists excavated nine chiefly tombs with rich grave goods, together with large numbers of common burials and dwelling foundations. Archaeologists first discovered the walled towns of the Early and Middle Periods in 1999. The remains of the observatory were first discovered in 2003 and totally uncovered in 2004. Archaeoastronomical surveys were undertaken in 2005. This work has been published in a variety of Chinese journals. Chinese archaeoastronomers and archaeologists are currently conducting further collaborative research at Taosi Observatory, sponsored jointly by the Committee of Natural Science of China and the Academy of Science of China. The project, which is due to finish in 2011, has purchased the right to occupy the main field of the observatory site for two years. Main threats or potential threats to the sites: The most critical potential threat to the observatory site itself is from the burials of native villagers, which are placed randomly. The skyline formed by Taer Hill, which is a crucial part of the visual landscape since it contains the sunrise points, is potentially threatened by mining, which could cause the collapse of parts of the top of the hill. The government of Xiangfen County is currently trying to shut down some of the mines, but it is unclear whether a ban on mining could be policed effectively in the longer term. Management, interpretation and outreach: The county government is trying to purchase the land from the local farmers in order to carry out a conservation project as soon as possible.

The Chinese government wants to erase the image of people protesting in front of government buildings, as it would ruin the meticulously cultivated impression of a contented, modern, prosperous China welcoming the world to the Olympics this summer,‖ said Liu Debo,1 who participated in the investigations and research for this report. Petitioners, officially estimated to be 10 million, are amongst those most vulnerable to human rights abuses in China today. As they bring complaints about lower levels of government to higher authorities, they face harassment and retaliation. Officially, the Chinese government encourages petitions and has an extensive governmental bureaucracy to handle them. In practice, however, officials at all levels of government have a vested interest in preventing petitioners from speaking up about the mistreatment and injustices they have suffered. The Chinese government has developed a complex extra-legal system to intercept, confine, and punish petitioners in order to control and silence them, often employing brutal means such as assault, surveillance, harassment of family members, kidnapping, and incarceration in secret detention centers, psychiatric institutions and Re-education through Labor camps.

ARTICLE II – PROJECT 2.01. Henan declares its commitment to the objective of the Project. To this end, Henan shall: (a) carry out the Project in accordance with the provisions of Article V of the General Conditions; and (b) provide promptly as needed, the funds, facilities, services and other resources required for the Project. 2.02. Without limitation upon the provisions of Section 2.01 of this Agreement, and except as the Bank and Henan shall otherwise agree, Henan shall carry out the Project in accordance with the provisions of the Schedule to this Agreement.
