It’s also handy being so close to Hingham whereas often barns can be very remote,” they explain. The barn was converted just over a decade ago and rented out for the first nine years – so the current owners are the first owner occupiers. “It needed a bit of TLC but we could see the bones of it were perfect, full of features, rustic charm and warmth.” They have fitted new bathrooms, created a studio/guest suite, redecorated throughout and fully landscaped the garden, which includes a large inbuilt seating area. All of this is ready and waiting for you to explore and enjoy! Family Friendly The kitchen breakfast room is great for entertaining, with plenty of space for dining or seating, plus a separate reception next door that is currently a playroom but could also be used for formal dining or as an additional bedroom. You could even open it up into the kitchen to create one huge family area. “It’s handy because when we’re in the kitchen, we can keep an eye on the kids playing, whether they’re in the playroom next door or in the courtyard with the double doors open,” the owners explain. The sitting room also has doors onto the garden, so you can let fresh air pour in when it’s warm, or cosy up in front of the wood burner on cold winter evenings. The garden room is a delight and can be used all year round thanks to the underfloor heating. “It faces west and sitting there you get the last of the sun. We’ve found this room a real bonus and use it much of the time.” What was formerly a double garage is now a single, with the other half converted into a very useful, fully-heated studio with en-suite, ideal for anyone working from home or as a guest suite. “When people come to visit, they have their own space so we’ve found it to work well.” Surroundings To Embrace The owners love the wildlife here and often go for walks around the area, seeing deer, sheep or horses in the fields, birdlife in abundance and hares in the spring – there’s even a kite that seems to live around the neighbouring farm. You’re part of a small group of barns and right on the edge, enjoying fantastic views and great privacy while still having a friendly community on the doorstep. The barn has a wonderfully sunny garden too, with a south-facing courtyard that’s ideal for barbecues or drinks.
