DESCRIPTION Dawtreys Hooks Wood is predominantly south facing and includes some valuable mature species of Western Red Cedar, Douglas Fir, Beech and Larch. Many of the conifers were planted in the 1960s and a recent thinning and selective clear felling programme has been completed, creating some attractive glades. There are no specific obligations to replant, although mangement of natural regeneration will be required. The woods provide affordable amenity parcels with some areas of valuable standing timber. Lot C includes an existing sawmill building for which consent has been obtained under a Certificate of Lawful Use or Development (Ref No SDNP/12/02076/LDE) for use in connection with the processing and machining of timber ancillary to the lawful forestry use of the land. TAXATION There are considerable tax incentives in investing in woodland. After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances, it is possible to rollover Capital Gains into the proportion of the purchase price attributable to the value of the land.

SHOOTING RIGHTS The shooting rights are let away from the freehold under a long term arrangement. The game shooting is exercised in season as part of a larger shoot. Under the terms of the lease, if ground game and vermin are not kept down by the tenants, then the landlords (owners of the wood) are at liberty to do so.

PHYSICAL CHARACTERISTICS The soil is well drained upper chalk with flints. Rainfall averages approximately 950mm per annum and elevations range from 170 to 200 metres above sea level.

DIRECTIONS AND ACCESS (see location plan) From Petworth, proceeds southwards on the A285 towards Chichester. Continue through the village of , up Duncton Hill and just over 2½ miles beyond the top of the hill, having passed through the hamlet of Upwaltham, the access track will be reached on the left hand side, immediately after Benges Cottage, and opposite the turning to Goodwood and Charlton. Proceed along the forest track for just under 1 mile and the main entrance track, with a relatively new metal gate will be found on the right hand side. The 3 woodland lots will be found on the west side of this track.
