WILD DUNES COMMUNITY ASSOCIATION PROPERTY OWNERS BEACH HOUSE RULES AND USAGE GUIDELINES The Beach House building and property were conveyed to the Association in 1988 by Wild Dunes Associates, the developer of Wild Dunes at that time. The property affords parking, shelter and beach access for the enjoyment and relaxation of property owners and their guests. The first floor enclosed room may be reserved for social events and meetings directly sponsored and attended by Wild Dunes property owners. Experience has shown the need for the following usage guidelines to keep the Beach House a special place with a "residential" feeling. RULES – GENERAL 1. Reservations can be made for the first floor ENCLOSED ROOM ONLY. All activity associated with the event must be confined to this space. 2. The outside deck, picnic shelter, picnic tables, chairs, tables and lawn areas MAY NOT be reserved. Outside furniture may not be moved inside the enclosed room, nor inside furniture moved outside. Food preparation that involves grilling or the use of exposed flames must be done in or near the picnic shelter. 3. Owners may reserve the enclosed room between 9 am – 3 pm or 5 pm – 11 pm which includes set-up and clean-up time. The key MUST BE picked up at the Main Security Gate by the property owner sponsoring the function. The key MAY NOT be picked up before the reservation time. 4. Rental guests may not use the facilities. 5. Vehicles parking in the Beach House parking lot must display a square bordered decal, a property owner’s pass or an owner’s guest pass stamped “BEACH HOUSE”. The “BEACH HOUSE” stamp is only available for property owners’ house guests or property owners’ guests attending special events. 6. Owners MAY tastefully decorate and set-up a beverage stand or welcome table on the outside deck areas which are highlighted in yellow on the attached drawing. WDCA requires all coolers be placed in the designated highlighted outside deck areas to avoid damage to the enclosed room's hardwood floor. 7. In consideration of adjacent properties, music is NOT allowed outside. 8. Events, games, etc. which require dedicated outside space are NOT PERMITTED. RULES – ENCLOSED ROOM 1. Property owners who reserve the enclosed room MUST BE PRESENT during the entire reservation period and assume responsibility for compliance with these rules. 2. Property owners may reserve the enclosed room for monthly events such as book clubs, bridge clubs, computer clubs, etc. Such events must be for a majority of Wild Dunes property owners or Wild Dunes community organizations. 3. Property owners may reserve the enclosed room for events that they are hosting (i.e. birthday parties, wedding receptions, non-commercial meetings, etc.). Page 1 of 2 4. Property owners reserving the Beach House enclosed room must execute and return the "Beach House Reservation Confirmation and Agreement" form and the appropriate security deposit before the reservation is considered confirmed. 5. A security deposit is required for each reservation. 6. A list of non-resident guests attending the event and number of vehicles MUST be given to security at least 24 hours in advance for preparation of vehicle passes. You may drop off this list in person at the Main Gate or send it via facsimile to 843-886-2129. 7. Folding chairs may be placed on the lawn just prior to a wedding and MUST be removed immediately after the ceremony. No other items (i.e. tents, flowers, decorations, etc.) are permitted on the lawn. 8. Decorations MAY NOT be taped to any walls. You may tack decorations to the sound panels with pushpins only. 9. Music is permitted in the ENCLOSED ROOM ONLY and must be at an acceptable volume level. 10. No smoking is permitted in the enclosed room. 11. Clean-up must be made immediately following the event, to an acceptable condition, including depositing trash in the bin located inside the latticed enclosure on the east side of the parking lot. Please use the wipes in the kitchen for tables and countertops and the broom in the closet for sweeping floors. 12. Before leaving the reserved enclosed room, you MUST call Security personnel at 843-886-2128 AND WAIT FOR THEIR ARRIVAL so they can check the room for cleanliness and lock the door. 13. Property owners will forfeit their security deposit if the room is not clean at the end of the function, and may be billed for extra cleaning costs and/or damages to the building. In the event of any Rules violations, the deposit will be forfeited and WDCA may suspend future reservation privileges by the owner. 14. Events are limited to 32 persons. 15. There are four 42" square tables, four 36" square tables and 32 chairs. If you will be setting up additional tables and/or chairs, all legs must be protected with felt pads. If there is ANY damage to the enclosed room's floor, your security deposit will be forfeited. The key to the Beach House must be picked up from the front Security Gate by the owner.
