Lake Charlevoix House Rules and Regulations 12/2018

All owners are free to use the Beach House and its amenities when enjoying the waterfront. Owners may also reserve the Beach House for larger functions such as reunions or holiday parties. Such functions, however, do not exclude individual owners from use of the Beach House, its amenities, or surrounding grounds during the function. Reservation Process - Such reservations are on a first come-first served basis and are made by contacting Board member Bill Morrison at ​[email protected]​ or (734)323-6335. Also, add your name to the calendar posted at the Beach House. There will be no reservations allowed for large groups on the 4th of July or its corresponding weekend. There will be a $75 fee for usage of the Beach House for a reserved function. Checks should be made payable to Lake Charlevoix Cove Association and may be given to Bill Morrison, or mailed to: Bill Morrison, P.O. Box 1329, East Jordan, MI. 49727. A deposit of $250 will be presented to Bill Morrison in the form of a check made out to Lake Charlevoix Cove Association. This check will be held until the function is over and the beach house inspected for damage. If no damage is found, the deposit check will be destroyed. The owner must sign a contract of use prior to the function. The contract will be available from Bill or on the LCCHOA web page. Rules for Use - An owner must be present during the entire function at the Beach House and will be responsible for the behavior of all guests including but not limited to compliance with all local and state regulations concerning alcoholic beverages. No fees may be charged to guests to attend. No stapling, tacking, or fastening decorations to the walls is allowed. All decorations must be removed and any cost for damage repair will be deducted from the deposit. Cooking is allowed in the kitchen area only. No grill is allowed inside or on the deck. Swimming is allowed only in the designated swim areas and children must be supervised at all times. No guests are allowed on the boat docks unless entering or exiting an owner’s boat. No guests are allowed to use the swim raft. Guests must remain on the common areas and may not intrude upon the private property of other owners. No campfires are allowed.

If guests bring boats, the boats must be anchored in the water or tied to the visitor fenders at the south end of the dock system. Boats and personal watercraft must not be in the designated swim areas and cannot be beached. No smoking inside the Beach House at any time. Cigarette butts from smoking outdoors must be cleaned up. All furniture, inside and outside of the Beach House, shall be returned to the position and location in which it was found. Functions must end no later than 12AM (midnight). Persons present must be considerate of the noise level at all times. No amplified or loud speakers outside the building after 10PM. The owner responsible for the function shall respond promptly to any complaints concerning noise level or other behavior of his or her guests. When not in use the Beach House is to remain locked and lights turned off. There shall be no overnight guests at the Beach House. Owners are responsible to report to a representative of the board any damage they or a guest cause to the Beach House or surrounding grounds and will either repair the damage themselves or arrange for the repair of such damage. Those causing the damage will be financially liable for any labor and material costs. The Beach House and grounds must be cleaned by 11AM the following day after a reserved function. All trash, food, and beverages must be removed by that time.
