Mattishall is situated in the heart of approximately 12 miles from the centre of and 4 miles from East Dereham. Mattishall is the second largest village in Norfolk with just over 2700 inhabitants.

Mattishall is an elongated settlement that has expanded over time along Dereham Road. In more recent years development has expanded to the north and south of Dereham Road.

What are the constraints and opportunities?

Pegasus Urban Design The northern boundary of the site is defined by Dereham Road and is delineated by a hedgerow containing mature and semi-mature trees with a pond to the north east of the boundary.

To the north of the site sit large detached houses fronting onto Dereham Road which back onto agricultural land.

The east of the site is defined by trees and hedgerows which create a natural visual buffer between the site and private land at Rayner’s Farm.

The west of the site is defined by Old Hall Road, whilst the southern boundary adjoins farmland.

What are the local facilities? Mattishall is identified by Breckland District Council as being a Service Centre, which means that the services and facilities within it serve many of the nearby villages as well as the local residents.

The majority of the facilities and services available in Mattishall are located along Dereham Road. Here there are shops, a local post office, a doctors surgery and a pharmacy. The road is also on the bus network with several bus stops along the route providing links to Dereham and Norwich.

Mattishall Primary School is accessible from Dereham Road and is located 0.7 miles to the east of the site . The school also contributes to the village as a social and community hub and is regularly used by the local youth and adult football teams as well as the local scout groups. In addition, the school hall is available for hire for private functions.

Other facilities in the village include churches, many clubs and societies, sports facilities, a cafe, and an enterprise and training centre with a restaurant, which means that many surrounding villages travel to Mattishall to utilise these services.

Further retail, employment and community facilities are located in Dereham, which is approximately 4 miles away.
