This picturesque, mountainous valley was settled in the late 19th century and was proclaimed the “Star of All Valleys” by its settlers for its natural beauty and landscape. At 5,600 to 7,000 feet in elevation, the valley is approximately 14 miles wide by 50 miles long. Throughout the early part of the 20th century, agriculture became the focal point of the local economy with an emphasis on dairy farms. Due to the exceptional fishing and hunting in the area, Star Valley has become highly sought- after recreational real estate. A 7,200-foot-long airstrip that can accommodate private planes is located south of the ranch in Afton, Wyoming, while commercial air services and today’s modern conveniences are found in Jackson Hole, Wyoming, and Idaho Falls, Idaho. Salt Lake City is a 3.5-hour drive south of the ranch’s front gate. Star Valley’s premium location is due in large part to its proximity to Jackson Hole and Grand Teton and Yellowstone National Parks. • Afton, Wyoming 15 Miles • Alpine Junction 15 Miles • Jackson Hole 55 Miles • Grand Teton National Park 70 Miles • Yellowstone National Park 110 Miles • Driggs, Idaho 70 Miles • Idaho Falls 90 Miles • Salt Lake City 220 Miles www.LiveWaterProperties.com Acreage: The ranch encompasses 245.03 deeded acres in one contiguous tract of land bisected only by the flow of the Salt River on its northerly course through the ranch. Approximately 53 acres are located west of the river at the mouth of Hemmert Canyon, which immediately adjoins the Caribou-Targhee National Forest and BLM public lands. This area of the ranch is mostly hillside ground with dense stands of spruce and fir trees with stands of aspen and low lying level terrain along the river’s edge. This natural terrain provides a welcomed afternoon shade in the summer while fishing the river or sitting on the patio. Access to this area of the ranch is granted via a private foot-horse and ATV bridge that spans the Salt River near the Double Eagle Ranch main home and the private boat launch site. All of the remaining acreage lies east of the Salt River and has nearly level terrain, slightly sloping to the north and west at an elevation of 5,800 feet. Approximately 76.9 acres are platted in the Double Eagle Ranch, Third Filing residential subdivision. There are a total of eight lots within the subdivision averaging 10 acres each, with the main home located on the largest tract of 34.7 acres. The remaining 7 lots have direct frontage on the Salt River, shared access to the national forest and dedicated building envelopes. All of these lots are included in this offer and have no improvements, giving an incoming owner the opportunity to further improve the ranch or abandon the plat for conservation easement value. www.LiveWaterProperties.com Acreage: (Continued) A private oxbow created on the Salt, designed by Stan Jarrell, and approved by state authorities, brings live water into a unique pond on the west side of the home. Large mature cottonwoods grace this area of the ranch providing a perfect and private setting for the main home’s location. The remaining 114 acres are located within the town limits of Thayne and zoned Agriculture-Residential under the town of Thayne Zoning Ordinance. This was a recent purchase by the owner to protect the open feel of the ranch as well as to protect against the threat of future development. Ample water rights provide sufficient irrigation on this portion of the ranch, which is mainly used for grazing livestock and growing pasture grasses. A small stream with spring influences meanders through the western portion of this section of ground providing forage and cover for migratory waterfowl. This could easily be enhanced to provide additional habitat for these birds, adding a supplementary recreational component. www.LiveWaterProperties.com Improvements: The Double Eagle Ranch improvements are truly special and are well sited on the river’s edge in the privacy of tall trees.
