The surrounding countryside is particularly well-known for its natural beauty, sporting facilities, walks and rides. The village has a church, a primary school and a public house, while Andover provides an excellent range of services together with trains to Waterloo in just over the hour. Other towns and cities within commuting distance include Newbury (15 miles), Winchester (20 miles) and Salisbury (23 miles) which are all major business centres. The A303/M3 and A34 provide access to the national motorway network and Heathrow Airport. The area is renowned for a number of highly regarded independent schools such as Farleigh Prep School nearby at Red Rice and Rookwood in Andover. There are also a number of good state primary and secondary schools in the area. View of Bakery Cottage and former bakery Bakery Cottage is a brick and flint cottage in need of renovation with adjoining former bakery offering development potential. The Cottage comprises: Ground Floor Sitting room • Kitchen • Shower room • Study Former shop • Office • Stores First Floor Bedroom with bathroom and 4 further Bedrooms Former Bakery comprises: Former bakery and brick built flour mill store in the upper part. The whole stands in gardens of about half an acre. View from the front garden The Property Bakery Cottage is a listed residential dwelling, dating from the 17th Century. It is built of brick, flint and coloured elevations under a mainly thatched roof. Originally it was a row of small cottages and used to incorporate the village store which worked in conjunction with the adjoining bakery. The Woodhouse Bakery closed in 2000, but until then was very well known and renowned in the area. The Cottage, also known as 4 Woodhouse, is now used as one dwelling and the adjoining former bakery is unused. The existing accommodation is shown on the floor plan attached and in accord with period properties of this type there are many period features. The property is however in a very poor state of repair and requires extensive renovation. The residential accommodation which is listed adjoins the former bakery, part of which is included within the proposed sale of the property. There remains in situ the substantial ovens used for the Bakery. Subject to appropriate planning consent being obtained there is an opportunity to create a very desirable and spacious residential property. The floorplan attached shows the existing residential area, coloured grey, and the part of the former bakery which is available for sale, coloured green. Outside The gardens are laid to lawn with mature trees and amount to about half an acre. The west and northerly boundaries adjoin farmland and offer good views. There is currently no direct vehicular access into the property although this should be obtained – see Planning. Services The property currently has the benefit of mains electricity and water. There is private drainage. None of the services have been tested and therefore we cannot verify their working condition. View of the garden Planning A Pre Application was submitted to the Local Planning Authority in order to establish how the Bakery Cottage could be restored and whether there was potential for vehicular access. The Local Authority were also asked whether permission would be granted for a change of use for the former bakery into residential accommodation. The Local Authority considered that the restoration of the cottage and formation of access onto the adjacent highway ‘would be acceptable in principle’. The conversion of the Bakery into residential use itself needs to be considered in accordance with current policy and to ensure that it is no longer required as an employment site. The Pre Application submitted also referred to the possibility of any new dwelling within the site but The Test Valley Borough Council advised that any such development ‘would be contrary to policy’.     HATHERDEN, Christ Church Christ Church was built in 1857. In 1975 the Churches in and church was struck by lightning and gutted by fire, around Andover leaving only the walls standing. When the church Town (North) was rebuilt, it was partitioned internally into two areas.
