Kind regards, Santiago Vitagliano Managing Principal The SAVI Group MAIN ENTRANCE PUNTA BALLENA This Italian style roman villa is undoubtedly a masterpiece of unique indisputable architectural merit. Located at the very best possible site in all of Punta del Este, the enclave is situated along its own private beach in Punta Ballena, Maldonado. As its majestic commanding presence wouldn’t suffice, its neighboring surroundings are Casapueblo (see inset), is considered a national heritage site. Punta Ballena is a small peninsula and a resort, as well as an important tourist attraction on the coast of Río de la Plata in the Maldonado Department of southeastern Uruguay. It comprises an approximately 12 kilometers (7.5 mi) long stripe of beaches and landforms and extends on both sides of Route 10. Punta Ballena was established by Antonio Lussich, who purchased the land and in 1896 founded his namesake arboretum, Punta Casapueblo is the house of Uruguayan artist Carlos Páez Vilaró, now Ballena and the neighboring resort city of Punta del Este grew to become leading destinations for tourism in a citadel-sculpture that includes a museum, an art gallery, the Hotel Uruguay during the summertime high season (December through February). Casapueblom and a restaurant named Las Terrazas (The Terraces). Designed with a style that can be equated to the Mediterranean coast houses from Santorini. THE MAJORITY OF THE STONE AND HIGHEND FINISHES WERE ALL CRAFTED BY ITALIAN ARTISANS AND IMPORTED TO THE SITE. VILLA IL TRAMONTO LITERALLY MEANS "THE SUN SET VILLA" IN ITALIAN AND IS THE BRAIN CHILD AND WORK OF LOVE OF A EUROPEAN SENATOR WHO PERSONALLY DESIGNED AND MANAGED THE CONSTRUCTION OF THIS MASTERPIECE DURING A THREE YEAR PROCESS. This imposing estate is perched atop a granite formation in Punta Ballena overlooking west over the confluence of the Atlantic Ocean and Rio de la Plata, granting it a commanding view of what many consider the best sunsets in all of Latin America. With its private beach, which doubles as a heliport access point, this multilevel, multi-terrace compound offers its lucky owners one of a kind privacy and security while granting the comfort of unobstructed water access and views. The Villa amenities are well thought through and the shear amount of livable space makes this a true resort-like destination. Designed to make quite a profound impression, the Main Level can serve for entertaining heads of State and Royalty, while allowing for more casual family-oriented spaces on the Ground Level. The Villa can accommodate well over 500 guests for a single event with dining and sitting capacity up to 200 guests on the Ground Level alone. Multiple kitchens, stairs, elevators and passages allow personnel to attend to guests with little distraction or interruptions. THE VILLA IS DESIGNED WITH SEVERAL LEVELS, ALLOWING ITS OCCUPANTS PRIVACY YET, ENOUGH SPARSING AREAS. THE LEVELS ARE: MASTER SUITE LEVEL, MAIN LEVEL, GROUND LEVEL, POOL LEVEL, LOWER LEVEL, AND GROUNDS. THE MASTER SUITE THE MASTER SUITE SITS ATOP OF THE VILLA AND AS WITH EVERY SINGLE ROOM ON THE ESTATE IT HAS UNOBSTRUCTED THREE HUNDRED SIXTY DEGREE BREATHTAKING WATER VIEWS OF THE BAY. To the left of the bedroom one finds (above right). As you enter a double hard wood a His bathroom (facing page, bottom center). It is door another smaller foyer serves as antechamber. important to note that all marble, granite and stone applications along the bathrooms of the estate as Upon entering you are immediately taken aback well as the floors were imported from Italy. No by the floor to ceiling windows which frame a expense was spared in appointing the finishes in majestic view (facing page, top left and right) of any of the estate’s levels. THE MAIN LEVEL ON THE MAIN LEVEL, GUESTS ARE GREETED WITH AN IMPOSING FORMAL FOYER, LAVISHLY DECORATED WITH FINE ART SCULPTURES AND BEAUTIFUL MARBLE FLOORS. Irreproducible Italian antiques frame the commanding living area, which would make any owner proud. Over half of this level is occupied by the formal dinning and living areas, its sole purpose is to make a clear statement; greatness! The fireplace mantel, double height ceilings, floor to ceiling windows, fine electric window dressings, integrated Bang & Olufsen systems and countless accent lights take the occupants by surprise. One expects to see this opulence in fine residences in Europe not Punta del Este. MAIN LEVEL LIVING ROOM MAIN LEVEL PRIVATE STUDY Just to the right of the Living Room is the Private Study, also finely appointed with its own fireplace. MAIN LEVEL GUEST SUITES Further down the hallway one finds three additional suites the equally compliment the previous spaces. On this same level to the left of the main entrance, one finds the two powder rooms and through another hallway, an additional elevator, a service staircase, a family dinning room and the master kitchen along with maid quarters and laundry room. MAIN LEVEL KITCHEN GROUND LEVEL WINE CELLAR One level down the marble staircase finishes into a grotto-like foyer where there is a 648 bottle rack framed within a stone cellar with a total capacity for over 1,000 bottles and to the left the casual dining table with capacity for 38 guests, bar and informal living. GROUND LEVEL LIVING/ DINING SPACE GROUND LEVEL LIVING/ GAMING SPACE Separating the living space (left) and the game room (above) there is a saltwater fish tank. Through a hallway one reaches the spa, the gym and sauna. A fourth guest room and finally a covered four-car garage with chauffeur living quarters. On this level - yet with no access through inside the estate - one finds the housekeeper’s private residence capable of accommodating a family with two rooms, living, bathroom and kitchen accommodation. GROUND LEVEL ROOMS LOWER LEVEL TEA ROOM AND PLAYROOM As one walks out into the one of many terraces overlooking the bay, we find one of two pools in the estate both which are heated. The second winter pool is located one level down and can be accessed via elevator or an internal underground hallway along with the winter indoor playground for children and storage. On this level there is also a summer kitchen in which a double grill and wood burning pizza oven are located. All mechanical rooms are also on this level including redundant systems such as A/C, boilers, water pumps and a diesel reservoir to power the generator and provide hot water. INDOOR/ OUTDOOR POOLS Finally the grounds boast unique features of their own, is not every day that one can play football by the ocean and overlooking a national heritage historic landmark like Casapueblo. The gardens have a children playground, accent lighting and incredible views of the bay

Fly & Drive Punta del Este & Montevideo 05 Nights Day 1 – Montevideo to Punta del Este Upon your arrival in Montevideo (airport or port), pick up your previously chosen rented car and drive to Punta del Este. Your accommodation is for 3 nights at a Punta del Este hotel. Breakfast is included. After check-in, take the rest of the day at your leisure to rest, walk or drive around. Day 2 – Punta del Este Enjoy the day at your leisure. PUNTA DEL ESTE is a city and resort on the Atlantic Coast in the Maldonado Department in southeastern Uruguay, about 140 kilometers (87 mi) from Montevideo. Although the city has a year-round population of a little over 9000, the summer tourist boom adds a very large number of non-residents. The Spanish were the first Europeans to set foot at the beginning of the 16th century, in what is now Punta del Este. However, the colonization of the area actually began at the end of the 18th century due to Portuguese expansionism. Punta del Este and its surroundings (Maldonado and Punta Ballena) were a vast area of just sand and dunes, but in 1896 Antonio Lussich bought 4,447 acres (1,800 hectares) of uninhabited land started a botanical garden, known as the Arboretum Lussich, where he planted trees and plants from all over the world. Later the trees started to spread on their own, and now the area is full of mostly Pines, Eucalyptus, Acacias and various species of bushes. On July 5, 1907, Punta del Este was declared a "Pueblo" (village).

  • Punta Del Este Y Rocha
