This six bedroom period country house sits within beautiful gardens and grounds in a highly sought after location. It was originally a Duchy of Cornwall detached farmhouse built in 1881 and the Queen and Duke of Edinburgh visited the property in the early1960s. It has been extensively renovated by its current owners and extends to about 3614 sq ft with free-flowing accommodation and light, expansive rooms. On the first floor there are five principal bedrooms with a further one bedroom (with potential for a seventh) in the most recent addition to the house which could easily be arranged as a two bedroom self-contained annexe or remain as comfortable guest accommodation. ACCOMMODATION Leigh Farmhouse sits neatly within its land. An impressive driveway sweeps around to approach the side of the house and a further driveway (with vehicular right of access) approaches the other side of the house, ensuring plenty of space for parking and turning. The original house dates from about 1881 and is constructed of stone elevations under a slated roof. This fine country house is not listed and provides an incoming purchaser with a superb opportunity to develop a wonderful private family home in an established, mature and private setting. Many of the original features in the house have been revealed and preserved beautifully, including the Delabole slate flagstone flooring, cornicing and custom built fireplaces. The accommodation on the ground floor flows beautifully from the entrance hall. The bespoke kitchen is superb with an oil-fired Heritage stove (both a cooker and source of central heating) and it is open to both the conservatory and to a spacious eating area making this a very large, perfect space for family life. Beyond the kitchen is an entrance hall to the west garden and drive with a large shower room and WC. The adjacent area is currently a utility room with a separate climate-controlled wine store. The double reception room is prominent at the front of the house, therefore bathed in natural light. It is a perfect for entertaining in a large single space but can be divided into two separate rooms (one with French windows opening to the front garden) by bespoke folding doors. There are wood burning (multi-fuel) stoves at both ends of this double room. Upstairs in the main body of the house are five bedrooms, all enjoying lovely views of the gardens and countryside, and a family bathroom. Above the utility there is a further bedroom and en suite bathroom with ample sitting areas which could provide the seventh bedroom. OUTBUILDINGS Set close to the main house are two wooden loose boxes with a further original stone built and slate-roofed double store/garage/stable block at the eastern gate. GARDENS & GROUNDS The gardens and grounds extend to around eight acres. They have been beautifully landscaped with mature trees, woodland and lawn area. A productive vegetable garden faces south and there is a large cedar framed greenhouse. There are a number of paddocks included with the sale of the house which are ideally suited to keep horses or which could be let out to neighbouring farmers. In addition, there is an area of established mixed deciduous woodland centred on a small lake or large nature pond.
